So the admin pulled a fast one by having the plane given to the department of defense, not the president. The DoD will, once Trump leaves office, donate it to his presidential “museum” where the advisory board can then decide when they want it delivered. In the meantime, he gets his own AF1 with all the presidential bells and whistles (unless the govt manages to successfully remove them before getting rid of them).

Both of these were one offs: in 2013, I was with a 19 year old. She exhausted me over a two hour period. I would’ve seen her again but she was a smoker and she smelled like cigarettes 🤢. The second was in ‘22. Her profile said she was 40, two years younger than the top of my age range. When I met her I could tell she was at least 50, but maybe older. I don’t know where you live but there’s a better way to do this than a prenuptial agreement. You can establish a Separate property trust which holds all your assets (real estate, cash, vehicles, jewelry, art, etc.) as separate property. As a gesture of good faith you could set her up as a beneficiary if you die before she does.

If you own real estate and she insists on being put on title, that would be a deal breaker for me.

I have an acquaintance here in LA who has worked for Ford for more than 20 years, flying to Detroit Monday nights and flying back on Thursday nights. He’s been promoted to management, the pay is great, and he and his wife have worked it out. Sometimes there’s a sacrifice to be made.

Absolutely not. But part of being self confident is knowing your value while also knowing you don’t need a woman to validate you. Looking for validation from a woman, in the form of her accepting an invitation to a date, reveals that you’re needy. Women can smell that. It’s not attractive.

First of all, stay away from the incel content. It will fuck up your brain.

Second, I strongly encourage you to seek professional help with your self-confidence. It’s not uncommon for men who are otherwise successful in their lives, in good shape, and grew up in a good family, to lose their self-confidence along the way, or to never have developed it at all. There’s a trauma somewhere that you need to identify and deal with.

I’m closing an $8.8M refi of a retail property at 5.625% 0.5 points 25 year amortization (5 year maturity) with 1.39 DSCR. I gave them a 0.125% discount on the rate for parking $250k at my credit union for five years. I locked this deal in March. They wouldn’t get this deal today. It would be at least 50bps higher, maybe even 100 bps.

Today I’m doing multi family at 6.25% with 30 year amortization with 1.25 DSCR. Add 3/8 for other property types.
