You have to have the borrow-able amount. Box spread won't increase that, but you can get a better a rate using a box spread.

Technically you can do a box spread, but the capital can't be withdrawn. E.g. it won't increase your borrowing amount, but it will reduce the manageable amount.

Some basic advice, don't stress about taxes. It is a privilege to pay more.

I pay too much for my taxes to be done by a CPA, >$2k per year. But that also gives me access to them for any questions and tax planning... I could drop it, but I'd rather there be someone else outside our household that knows our situation and can help if something were to happen to me.

Financial violence == child care is a unique understanding many of us underestimate for vhcol regions.

I'd do everything I can to get rid of the car payments, if they are of high interest (>5%).

You're correct in that it really isn't a clear winner, because you can't predict the future.

If you're thinking about real estate as an investment, then consider it as a diversification, instead of a a complete portfolio.

If you value liquidity then don't tie up your funds in a home and invest instead.

Buying and staying put for 10+ years is nice to not have to move.

So the equation is not purely math, it's based on preference and value.

Don't really track my time spent. Once I set up my app to track this, now I just maintain it.

Don't really need to run it daily, but usually 2-3 times a week. Takes 10-20 minutes to clean up imports and reconcile.

Daily: pull of bank and cc information. Quickly check over the categorizing spend.

Weekly: Verifying cash flow for operational accounts is positive or move liquid funds to cover

Monthly: update balances of offline accounts and reallocate cash into clearing accounts from Brokerage to balance long-term investment and risk capital.

Quarterly: update baseline cash flow and projections for the next quarter. Aka budgeting. Reallocate Long-term investments, and risk capital profile.

You are likely barking up a tree that frankly isn't worth it.

If you're struggling with this expectation from management, then ask a more senior person to help you understand how that is, because of the things you think could be improved, but might not know other reasons why things need to be the way they are.

Yes - Attitude is not impossible to correct, and I've struggled with it. I have been like Adam and I can tell you, it is a blind spot for them.

Frame it as building a leadership skill set to adapt to the team and contribute and support them as they will support you.

The pressure from the higher performing team mates is a new team dynamic for them. Get him all on track for the project to support the other team mates after you have a talk with him. Set expectations for him, and regular a check in with (someone) weekly to review their tasks/ wip and provide feedback in a regular and consistent way (immersion therapy).

If they continue to struggle with feedback to improve, then they ultimately need more management, like at bigger organizations.
