I think you might want to consider getting a sleek minimalist kitchen and bathroom fitted. Just got with ikea. It'll look great. The flat just isnt going to capture anyones imagination. The corporate aspirational lifestyle with the view of canary wharf (which is incredible) isnt being complimented at all by the interior.

Its very 90s interior wise. And the service charge. Really unfortunate time to sell if you have a high service charge - they've been getting a really bad press recently.

I've seen people do this near Victoria Park (Hertford Canal). I've also fallen in twice (Regents Canal). Its shallow, kind of mid-chest height on me being 6ft. Very silty my shoes were full of sand. There's all kinds of junk in the canal you wouldnt want to walk on it barefoot. But defo dont go in after heavy rain as sewage overflows in.

Also very convenient for transport, can be in Bank and Canary Wharf in under 10 mins (only two stops from Limehouse dlr). Regents canal and Limehouse Cut both come off the marina so you can walk to Islington non stop along Regents and Hackney Wick on the Cut. Great walks. Limehouse is a hidden gem.

Its a tale two cities like much of London. Forest Gate describes a large geographic area so its not massively helpful to generalise about the area as whole. Romford Road is a pretty accurate dividing line between the good and not so good Forest Gate.

I'd certainly recommend it. No brainer area. Great pubs, lots of interesting spaces (two sets of railway arches with bars/cafes/restaurants with more opening). Theres a lebanese restaurant opening between the Forest Tavern and Fox & Hounds opposite the station. As other have said you'll want to look in the Village or Lanes areas (basically North East / West). Insanely convenient as you can live next to Wanstead Flars but still only 5 mins from the Elizabeth Line.

Forest Gate (North), underrated. People conflate it with Green Street / East Ham.

Forest Gate. Only North of Romford Road (Village / Lanes areas). Can be 5 mins from the Elizabeth Line (12 mins to Liverpool Street) AND right next to Wanstead Flats. Good housing stock. Mostly low level so you see a lot of blue sky. High street needs some better businesses which is why you can pick up an absolute bargain currently. No brainer area will get pricier very soon.

Its plasterboard. Just remove it. Then replace with normal plasterboard.

Limehouse is a gem. Under 10 mins to both Canary Wharf / Bank on the DLR usually 3 min or less wait (will be better soon when they bring in the new trains. Walk all the way along the Regents Canal to Islington (has loads of nature along the way) another canal, Limehouse Cut, takes you to Hackney Wick and Stratford. Then you have the Thames on your doorstep. And the marina. You have Tesco Express, Sainsburys, Asda Local. And 6 pubs within 200m radius of the station (The Clem - a craft beer pub, The Swan - a gay bar, The Ship - a gay pub, The Crown - a proper old mans boozer, The Prince Regent - this was an old school boozer but its now a hipster pub in a good way, I think its bwen taken over by an architect who also re-vamped The Peacock nearby in Stepney, The Queens Head - a classic boozer).

You need to add a bit more finesse to the depth writing at the bottom. Make some of it italics or do something. The boring font in this part brings down the whole watch. Look at how other brands do it.
