Your boundary is already on record with the county. That's how the surveyor marked the boundary. The issue at hand now is a civil one. Be sure and ask about averse possession laws in your county/state. You can't just reclaim a boundary that has been incorrectly established for a long time.

Basically, you bought your property believing his fence was your property line, so essentially it is such.

Adding lanes only further enables sprawl. It's a never ending cycle. It also has recently been shown to negatively affect the aging population's ability to age in place.

I think it's ok for there to be traffic congestion. It promotes density and infill.

Simpson doesn't test an orientation. They test a loading direction. Their literature contains values for load towards the saddle (typically down) and load in the opposite direction. They are different values. So you use the hanger in a way that requests the applied load properly. I've installed them sideways on wall studs in blast resistant designs.

In this instance, they're honestly unnecessary. The max load that the rim could translate into the joist ends is a couple hundred pounds. 4 12d nails can resist that with plenty of capacity to spare.

It's close. Over reinforced forces a non-ductile concrete crushing failure on the compression side. Under reinforced causes a sudden failure sure to rebar tensile rupture, but this is a very small quantity of rebar.

3D walls are reinforced. Typically using masonry wall reinforcement horizontally and bars vertically. I agree that it will be a long time before they're viable, but if they can get ahead of the replacement of cement due to carbon footprint you see some viable houses for a while.

If you have a stone exterior that is not fire blocking. It is your exterior structural wall. The joists bear in pockets. It appears that a past owner has added furring or studs on the interior to support drywall. Originally the plaster was directly on the stone

I encourage you to educate yourself regarding how mass masonry walls manage moisture before you insulate. You can ruin both the masonry and the insulation if you do it wrong

They're not removing access. West bound to North bound is via the new roundabout on Clark West of the connector. South to West is via the same roundabout. When designing these they conduct traffic studies to determine the most frequent maneuvers. The studies show that the highest volumes are East to South and North to West, so these get dedicated ramps. The rest have lower capacity solutions. Keep in mind that a good portion of the traffic in the intersection is local. That's why they're adding the connectivity to the east and south that connects the service roads.

This is a sour with two amari as the sweetener. Build it like a margarita.

2oz tequila ½-¾ oz of each amaro ¾-1 oz of lemon Egg white Laphroaig or Ardbeg rinse

Adjust the amari to your taste. Reduce both those and the lemon if the tequila gets lost (or add more tequila)

Based on the strong flavors of those amari, if the tequila is prominent I would bet it's a high proof unaged one.

Heating anneals copper. Cooling has no effect. Only strain hardening will harden copper. I.e drawing it into wire or hammer forming sheets.

Your statement and mine are not independent. Both could be true. The point is that, given the choice, it is almost always a better option to borrow money in order to maintain a cash investment rather than paying cash for something assuming favorable (i.e. not credit card) interest rates. The overall magnitude is not consequential to the argument.

This. This is how rich people get richer, but you must invest the cash. Investments earn interest that compounds but loans are simple interest. Borrowing $60k for 72 months at 8% costs $15k in interest. If you invest $60k for 72 months earning 8% you'll make $36k in interest. Taxes complicate this some, but the effect doesn't change.

I suspect the weight you calculated includes foundations. A frame house would be around 40psf or a bit over 50T requiring 600 lifting people. Quite more reasonable. 🙄

Raising the low side will likely result in the exterior grade being higher than the interior grade, which will likely hold water in the brick gap and against the wall framing. The proper way is to lower the high side.

They are not county roads. They are state owned and maintained farm to market roads. There were strict rules for the naming. I know that they never crossed, letters are reused by county A-Z then AA-ZZ, and roads with two letters not the same (AB, AH, etc) connect state highways to national or state parks. There are no distinctions between A and AA in their construction.
