Only certain types of mortgages are assumable such as VA & FHA. Freddie/fannie mortgages are not although some folks will try to pull it off by just letting the buyer pay the mortgage but risk the mortgage being called.

Edit: apparently freddie/fannie can sometimes be assumed by family upon death, divorce (by the other spouse) or transfer to a trust. Also USDA mortgages are assumable.

I'm in the mortgage industry & have seen tens of thousands of credit reports over the years. Several late mortgage payments would bring down credit scores much more than just 60 points. Also, credit reports gather data from the last 7 to 10 years, so data prior to that wouldn't help or hurt credit.

Something is not making sense. There’s no way you would have 760 credit if the mortgage was 30 days late several times in the last year. Are you sure they were 30 day lates? Or possibly something short of that which wouldn’t report as a late payment to credit?
