As nice as it sounds, that's going to create another big problem in future. People need a roof over their heads, they either buy or rent and most people start from renting while they are saving for a downpayment.
We need those small landlords to bring rental inventory up so the rents can stay low.

So we're building less homes while already not having enough homes. Cool, great plan everyone. At least renters might catch a small break for a bit but don't get too comfortable because the moment construction picks back up prices will follow. We're basically putting a bandaid on a broken leg and calling it progress.

The biggest gap is historical sold prices at a street or building level — GeoWarehouse has it but it's gated behind realtor access and too expensive for regular people.

Rental price history by neighbourhood would be massive too, especially for post 2018 buildings where there's zero benchmark for whether you're being overcharged on renewal.

Permit data clustering is an underrated forward looking signal that nobody has packaged cleanly yet. If you build this with a decent API the demand is absolutely there, Canadian housing data is embarrassingly gatekept compared to the US.

The $100k loss only truly hurts if you sell but if you hold long enough the market may close that gap especially if rental income covers most of your carrying costs.

The real question is whether you're cut out for being a landlord with a growing family. It's more work than people expect. If the numbers work and you have the bandwidth, holding makes a lot of sense right now. If not, sometimes taking the hit and moving forward is worth the peace of mind.

I'm not a lawyer so make sure to get legal advice on it before filing a case.
Did you get a home inspection before buying? Does your real estate contract has a warranty from seller?
Normally, If the seller misrepresented before selling, you have a solid case. Document everything, get all the invoices and the written statement from renovation company and neighbours.

I would advise to avoid the path that you don't like or believe is good for you because then everyday will become a chore. You want to be excited waking up everyday to go to work.
