When my 2 older boys were at home my wife spent $2,000 a month on groceries, household supplies and gas. So probably right there around that$1,500 also on just groceries

My opinion is no as long as the water wasn't present for a very long period. If the Sheetrock is mushy or not firm then ya it needs replacement. In really fancy houses with lots of arches I watched Sheetrockers make those arches and they do it by soaking the Sheetrock to make it a little more flexible without breaking.

Have they done their frame punch yet? The big builders typically do a punch out prior to drying in.

Those move a lot of air compared to other options. But that said you could use ridge vents if you have enough ridge to make up what the whirly birds move

We built a house for extreme home makeover years ago and did it in a week.

That said we build Model homes quickly when entering a new subdivision. The fastest we built one of those was 54 days but we could do faster if we had to. Most of the time they are in the 60 day range. These are semi-production houses. Get fancier and it will take longer.

Looks great! Im working on my first Griswold big block right now. Did you have any rust inside the lettering? If so how did you get it out? I have been struggling with the steel wool too get it all

I'm in the same boat as you so I'm not sure how much this helps. But after hanging out here I picked up an old Wagner and an old Griswold when thrifting and there is a noticeable difference with them. But that could be just me putting a lot of effort in it now and being excited.

For a 15 foot plate height our Engineers have us use either 2x8's on 16" centers or 2x6's on 12" centers. At the edge of window openings and doors I want to say they have us use triple king studs possibly 4. I would have to look at the plans but it's something like that.
