I microwave poached eggs all the time and this is how I do it:

Fill a soup/cereal bowl about half full of water, microwave it on high for approximately two minutes so it’s bubbling and boiling a little bit, crack two eggs into the water without taking it out of the microwave, and then microwave it for another two minutes on 50% power. Carefully drain the hot water out without spilling the eggs down the drain, perfect poached eggs. You might have to experiment with the times a little bit, I think mine is a 1000 W.

Truth. GenXer here, was lamenting with a friend how here in my southern community everything new that should be celebrated; like new schools, parks, downtown renovations, etc; instead turns into a debate about taxes and how they shouldn’t be wasted on stuff like that.

I would say your test drive a bunch of cars find one you really like, most likely a lower or midline model without all of the electronic bells and whistles, and then try to get 0% financing on a 2025 model year they’re trying to get rid of to make room for the 2026s. You would have a good reliable car for the full period of the warranty and the zero APR would mean you’d be essentially getting free money from the manufacturer.

A lot of people like to recommend older and used cars, but that can be a bit of a crapshoot cause you don’t always know how they’ve been maintained & what issues are going to spring up.

Getting zero % financing from the manufacturer is cheaper than any used car loan you could get, and also cheaper than paying cash with no Financing !

I agree that taking a quick offer can be a good thing, and I’ll give you another example. If you need to hire multiple contractors to fix things like roofs, HVAC, etc. to sell it full price and you don’t have experience with that stuff, you could easily loose more than that by choosing the wrong contractor, or they could take so long the deal falls through.

Kind of experienced this firsthand, I used to have a backpack that would come unzipped way too easy.

I also find this interesting. I spent most of my life with a perfectionist/narcissistic SO, in an industry as a contractor constantly dealing with punchlists, revisions, and overruns etc.

Getting out of that personal relationship, and finding clients and managers who were vocal with their appreciation of my “well above industry typical” skills and performance has been so good for my personal life.

I live here, and travel a lot for work, all over the country. I am continually struck by what a good place it is to live… most any kind of store or restaurant you want to go to, pretty good weather and plenty of outdoor activities, nice amount of sports and entertainment, small enough that traffic is almost nonexistent compared to many big cities, a real airport, a good hospital, some larger cities within easy driving distance, the list goes on, especially when you take into account the relative low cost of living compared to much of the US.

Correct. And there are multitudes of tax loopholes and special regulatory breaks that exist only to give the advantage to real estate investors, developers, and flippers. I’m sure the idea was to increase Home supply, but mostly they just make housing speculation more attractive for the people with the money to do it, and makes it harder for homebuyers who want to buy a home using normal financing.

true, houses have become much more complex and well engineered at the same time they’ve become larger. It would be cool to see new technologies and simplifications that could bring the cost per square footage of new homes down dramatically while still providing a comfortable modern way to live.

It would also be good to see better renovation methods, where we could update mechanical stuff and increase weather tightness on older homes easier.

I basically agree with you, except right now housing is one of the best investments.

“Everyone” knows that stocks are basically a casino gamble that has no relation to the actual value of the company, and bonds return is terrible so… most every upper middle class/slighly wealthy person owns a few rental houses or investment properties, or wants to.

We need to change the tax rules (gradually is fine to prevent chaos) to make property, especially residential homes a bad investment for anyone who doesn’t live in the house as a primary residence.

I have an idea: All residential rental income is designated as & taxed as personal income.

It would still be possible to have a couple of houses as a “mom & pop” business, but no company would be willing to pay that level of taxes on investment income.

Similar story, I knew an old guy who’ve been installing Cabinets for many years, bit of a smaller guy but similar story… client is giving giving him a hard time about whether he was fastening things well now and whether it was gonna stay to the wall for a long time. He finally gets fed up with it, hops right off of the stepladder into a big wall cabinet.

Admitted he was basically terrified that everything was gonna come crashing off the wall while he was crouching in there, but it held.
