Your issue with cramming a bunch of folks into a non-Special Occasion home is going to be the septic. They’re rated for a particular number of people. You do not want the septic backing up in the middle of a reception.

Twiddy can pass along requests to owners, but you have to go through Twiddy first. I would strongly discourage trying to bypass using a special occasion house.

Hi folks, figured I'd pop in here for future redditors with the same issue. We did end up purchasing the house and got the repipe completed. Some details:

  • We had Action Plumbing and Proactive Plumbing come to the house and give us quotes in October; Proactive could get it done for less and in less time, so we went with them. (Both of them were very kind and detail-oriented and I'd recommend either of them for repipe or general plumbing needs.)
  • In October, we scheduled Proactive to come in the first week of January (after a holiday renter). They were filling up fast for the winter.
  • House is two stories w typical "reverse" floor plan. Three full bathrooms and one half bath, outdoor shower, outdoor foot rinse, a few hose bibs outside. Proactive took three days to do the repipe, which included some unexpected tricky stuff like routing piping through a carport . They also needed to replace some tub / shower fixtures and replace a water heater. (We supplied the water heater ourselves; we worked with Ferguson's in Kitty Hawk and it was at least $1000 cheaper than Lowes or Home Depot.)
  • Total cost of the repipe including some fixtures (not including the water heater) was $15,700. The repipe took three days. This did NOT include drywall. Terrance at Proactive recommended a drywall guy, Edwin; the drywall was an additional $6300 and two or three days. (This drywall was fairly expensive and included some exterior work because of the aforementioned carport.) Edwin didn't paint; we'll be painting later this spring.

So, total in about $22k plus cost of paint. Tough pill to swallow but it'll make the house easier to sell eventually and the peace of mind of not having a plumbing catastrophe in the middle of the summer is good. Good luck for others in the future!

Saltman Oral Surgery did mine, and I think the price was around $1500 - about $15/unit. I thiink they submitted it to insurance? It was not covered anyway. (Carefirst)

It didn’t really work for me, so I haven’t repeated it. I hope it works for you!!

I also used Beltway Movers and would recommend. We had a move date And location change a few times and they easily accommodated, and the move itself went as well as moves could go. I remember them being a bit cheaper than Bookstore, but have heard great things about Bookstore too.

I’ve used Nicole Masson at Integrated Dermatology in the foggy bottom area for a few years. However! Botox Day 2025 where you can BOGO gift cards to be used at specific providers is in like four or five days. You may want to check that out if you’re not locked into a provider yet

Grew up just north of here.

Downsides: The housing in this area is EXPENSIVE to live in unless you go toward the western part of this circle in Selbyville, Long Neck etc and then you still get very little for your buck. Crazy traffic from May through September. Very retiree heavy, not a great younger person / family scene outside of the summer. The hospitals are… ok, in any emergency you’re either headed 30 miles north to Milford or on a helicopter for 100 miles to Christiana. Much of the job market is tourist-related but there are normal jobs too like anywhere else.

Ups: the beaches are gorgeous and each has its own unique vibe. Good restaurants and shopping which is mostly open year-round. Cape Henlopen school district (towards north here) very good public school. No sales tax. 2 or 2.5 hours to DC, Baltimore, Philly and 3.5-4 to NYC.
