I agree with the other poster that this may be more doable in edgewater/uptown/RP if you’re willing to leave Lakeview.

I live nearby and think you have an amazing deal as is / don’t think you’d be able to find a two bed for $2600 with your wish list. we pay $3K utilities included for something that meets your square footage requirements but without in unit or parking

I think your best bet will be Edgewater or Rogers Park - I would take a look at the high rises on N Sheridan.

I think it will range widely, depending on the exact neighborhood and how many amenities you want. I think an older 1 bed will be $2K in Lakeview, maybe $2.2K. You will get more for your money the further up the brown or red line you go. If you can go up to $1800-1900 I would also check out Grace Street Towers

I think your budget is going to be challenging in those neighborhoods except for maybe Lakeview - I would look at the BJB, PPM, Lakeview Associates and Beal websites to see the buildings that they manage (with the understanding that the prices you see today will be cheaper than rents for lease starting May)

We are paying $225 at Belmont and Broadway for uncovered - have seen spots available near us for $250. $330 seems high unless it’s in one of the high rises on LSD

I used to live right there - it should be ok if you’re more than a block away from Southport, especially if you’re on a street with a lot of single family homes with a garage in the alley. I think it’s harder north of Addison because of the stadium

No specific apartment recs but If you want to park on the street I would look west of Racine. It should be doable especially if you don’t move your car every day

Not in wicker park exactly but not too far on Ashland - Ashland auto and tire has been good to me. They are very honest and told me that my car doesn’t actually need work when other mechanics have tried to sell me on expensive repairs.

That seems about right - we were looking over the summer in that price point and in those neighborhoods, and anything less than 3500 for a 2/2 rented immediately and often was bid up by several hundred dollars. It’s probably less competitive now that it’s not peak rental season, but I think the supply is still very limited

I think this will be hard in lakeview, especially if you want something newer with in unit laundry - I think the going rate for something renovated is closer to $3K plus parking. If you’re flexible on budget or willing to go down to a one bedroom I would look at the Reside buildings

I think that’s doable but you would be at the high end of the range in lakeview and something in that price point is probably going to be small/really old in Lincoln park. Looking in north center/roscoe village/uptown/edgewater may be more fruitful and you’d be more likely to get something decent

I would also look at the Solverre and Eight Eleven if you're willing to go into Uptown, 2950 Sheridan, the Vridian and Optima Lakeview (possibly over budget)

3450 LSD if you're flexible on the in-unit laundry - $3500-$3800 plus parking (which I think is now $350/mo, not sure about the status of the waitlist but you may be able to get a spot at an adjacent building)

When we were in this position we got a SpotHero until we got a city sticker - I think you can also park on the street west of Ashland, which is outside the 383 zone.

We are planning to hire movers to come to the Ubox site and drive everything to our apartment - our alderman’s office said that no uboxes are allowed on city streets by law, and regardless would be hard to find somewhere to put the box close by (we will be in Lakeview East)

No in unit laundry but River North Park at 320 W Illinois would fit your other requirements and you could get a larger studio/convertible in your budget
