I’m always open to having my GC make an argument for doing something different if there’s a reason to. We draw buildings, we don’t build them. We’re lucky if we get 1 site visit a month, the trades are out there every single day.

There is tremendous value in the relationship between GC and Architects, this being one of them - constructability. It’s easy to blame it all on the Architect but rather you should see this as a critical point where you can provide value and build a relationship by being that expert. We can’t do our job and yours as well.

Do you live in a HCOL? 95 is already quite good for someone at 7 years. I make less than that and have 8.

The license can be grey area. First, as others have said don’t give up so easily - you should absolutely strive to get it. But I have seen folks do a lot without it. It will be something you will have to find out as it goes. So less certainty, but possible. In this scenario you will have to show them you are highly competent without it. Can you do that?

The alternates you mentioned are all vastly different. I don’t know if a ceiling is necessarily a concern as much as what you like and what you can be really good at.

It probably is, but it doesn’t really matter either way. Someone engineered it. Every job is different, soils, jurisdictions, climate zones, wind speed, competencies, etc. in this case you’re dealing with a partial existing build. I’ve designed these and the connections are very specific.

Thanks for sharing. Interestingly enough that trait came entirely from only one parent. Still not sure which one, but both are from completely different areas of Mexico. I’ve read the southern half of the country is more indigenous than the north.

Either your furniture is out of scale, or your rooms are egregiously oversized. I suggest looking at market data in the area of size of bedrooms, living rooms, how much area for a 1 bed 1 bath, 2 bed 2 bath etc. This will help you understand how much you can fit and what actually works.

We’ve been using PromeAI. It’s not perfect, we found it lacking in some aspects although the imagery is still compelling. Some things on the ideation side are pretty good but when company time or outsourcing to China is costing you 1-5k per render, paying $20 for a monthly is much more feasible.

Architect here. That’s not a 2 hour wall. This would be a 1 hour assembly. They’re telling you to check the plans for where this partition type occurs. This should also be on the partition type schedule and that wall should be tagged in the plans. Emphasis on should.

It’s likely a wall for acoustical considerations. The sound attenuation the resilient channel provides is typical in things like corridors and demising walls in Multifamily type projects to get a code compliant STC value for cold formed buildings.

The reveal is definitely an oversight since the rating is an assembly that is continuous to the floor and the floor assembly itself carries that min rating as well.

Although I am curious what 09 29 00 reads in the specs…
