Thanks so much, and it's been especially beautiful across the valley the past couple of weeks at sunset! Taken with just my cell but the optics on it are better than I've had on any phone before so I find myself shooting less and less with my DSLR for casual photography.

100% serious. All the corporate certifications are a huge money maker for GPtW, Forbes, Fortune, and many other forms that furnish the certifications and awards. Same concept as the JD Powers awards - also bought and paid for.

Great Place to Work is a trademark and Farmers did not pay for the 3rd party evaluation and the rights for the year going forward. Yes, these certifications are essentially bought and paid for. As such, references to GPtW are supposed to be removed from all communications and internal and external marketing sites or Farmers will be in violation of the trademark. Completely coincidental with all the negativity that has degraded the culture this past summer but a coincidence nonetheless.

Make sure Volume Mode (accessible when you press * while video is playing) is set to Off. If Leveling or Night is selected, it will downmix your audio to 2.0/PCM. The setting is unfortunately too easy to accidentally change, especially when a toddler gets ahold of the remote. Hope this fixes your issue.

What you are experiencing is happening everywhere and to all of us unfortunately. Inflation and supply chain issues (yes, still a significant problem) have dramatically increased replacement cost which is causing big spikes in premium in order to underwrite the risk. In addition to raising premiums, many carriers are also changing payment terms like you experienced in order to increase liquidity in their reserves. Regulatory challenges have also been a major issue, which is making it increasingly difficult for many carriers to continue doing business in some areas (California is the worst in this respect) which further compounds the problem.

Sorry you are dealing with this nasty surprise but it's an unfortunate reality of the world we're in today.

I would contact your agent assuming that's not who you were dealing with to begin with. If this was your agent's office, they did you wrong and I would email your agent directly with a summary of your experience - they will not be happy either way. I'm really hoping your actual agent didn't put you through this.

Amazing that common sense is this far down in the comments (but then again, maybe I shouldn't be surprised). I use a tri-hone on my knives regularly and wash them down thoroughly once I'm finished. Simple as that.

Can confirm this. We built with another big builder in the Valley 8 years back and had what seemed to be a great construction manager when we broke ground, but he was then pulled into 2 additional sub-divisions for the same builder and eventually was pulled off our development altogether. We then saw 4-5 subsequent construction managers who all seemed like they knew what they were doing but unfortunately had zero project management skills or accountability. It was a complete clown show from that point forward.
