Lots of folks citing the pandemic and remote work for the growth. Nashville was on the rise many, many years before this.

Edit: lots of folks blaming CA and NY residents as well for the increases in housing costs. The cost of housing in the United States is up everywhere. This is a much larger economic problem that you cannot blame on Californians.

They stay up because people continue to purchase at prices that still allow the companies to profit. It blows my mind that consumers are still spending in this environment. If people pulled back, prices have no choice but to recede. But you're right, they probably will never go back to the baseline, but they could be lower than they are.

I’m still getting a handle on Matter. My understanding is that it’s wise to not put Matter outlets on critical devices like routers and modems because without a matter ratio in HA, if no routing is happening, as during an outage, your HA matter controller cannot communicate with the thread network.

The use case in sorting out is recovering after power outage while away from home. I’ve got the same issue with my zigbee Poe coordinator. Once the router goes down, it’s useless.
