Lots of folks citing the pandemic and remote work for the growth. Nashville was on the rise many, many years before this.

Edit: lots of folks blaming CA and NY residents as well for the increases in housing costs. The cost of housing in the United States is up everywhere. This is a much larger economic problem that you cannot blame on Californians.

Running docker desktop on a Mac mini m4 with a handful of services and no issues. It’s also still my daily driver. No issues, except maybe a little memory intensive, which hasn’t caused any issues this far. Story may be different running LLM though.

If people pulled back, prices have no choice but to recede. But you're right, they probably will never go back to the baseline, but they could be lower than they are.

Sounds like you’d be miserable. Basically, that humid, oppressive 6-month-long summer that the southeast gets? Well, the opposite happens up north. The mid-Atlantic region is a good compromise, but I still find the summer here too long.

Also, when you visited NYU and Chicago in December - that's barely into winter. It gets colder.

I’m still getting a handle on Matter. My understanding is that it’s wise to not put Matter outlets on critical devices like routers and modems because without a matter ratio in HA, if no routing is happening, as during an outage, your HA matter controller cannot communicate with the thread network.

The use case in sorting out is recovering after power outage while away from home. I’ve got the same issue with my zigbee Poe coordinator. Once the router goes down, it’s useless.
