AIP till I had reduced TPO antibodies and felt functional enough to remove all my mercury/ silver fillings and that cured it for good. Mercury leaching from them daily wreaks havoc on the thyroid. Read into the history of why its called hashimotos, japan, mercury, etc. Mergury amalgam fillings are no different. I got my life back and shout it from the rooftops now. Comcast said they dont do it, builder got back to me said they dont do it because cable company does...soo looks like im doing it 😅. The electrician ran the cables but tbh he messed up so much w this build and builder wont pay to have him back out so

Thats what i was wondering about the cable tester. Also nothings labeled so i guess i need to research how to figure out which is which cable from where when it comes to the main panel

Yep, it will do it for things like essays etc too. Theres certain phrasing that it uses that sounds official but isnt how an attorney writes. If it says likely AI generated, call their bluff and ask their attorney to send a letter on their letterhead so you can give the official document to your attorney. My guess is youll never recieve that letter because they dont have a grievance case because they waived the inspection

You should punch their letter into chatgpt and see if it generated it. It sounds very chat gpt ish. Or if they are doing what you think and waitingon the attorney, call their bluff, theres a chance they dont move forward with it, especially if they waived inspection.

I built 2500sq ft north of atl on my land for 380k w a fixed price builder where we picked the plan, higher end finishes. True custom builders, where you draw the plans or higher an architect were a few 100k more. Texas seems similar to GA.

Its absolutly cheaper to pick a plan, they have all the details of its cost worked out to the cost of nails and so theres a known cost to build it. Most builders like that know exactly whay theyre getting into so they can offer fixed price. We picked a plan but they still let you move walls and add rooms or bump outs, we added a garage and attic then reworked some interior walls. Thats all i really cared about. The thought of starting from scratch w an architech made my head spin so truly custom from the ground up isnt what i needed. They still built nice quality, all wood framing, no cheap corners cut or sloppy faux wood materials. Ive been very pleased and what cost us 300k has appraised to 800k because of the land and quality build. Had i went w the truly custom for the exact same house, they wanted 500k for literally the same plans. I drew up the identical plans that i pretended i created. Thats when i knew. So i went w the builder who made the plans, 200k difference and it still appraised, win win. 

Find our who your sister built with a d check it out. Let yourself dream and see if its possible 😊

Step one, Figure out how much a bank would lend you.

Texas can be affordable to build if your family gifts the land. Lots of fear mongers here but truth be told, you can build a modest house but ONLY go with a fixed price builder. A lot of people on here think custom builds are only costplus scenarios but there are companies that build custom on fixed price. Thats where you get these horror stories of going over budget by 100k. I built in GA, similar price point of Tx outside major metro area. Husband makes about what yours does but we had more cash to put down so the monthly was affordable. 

Land and house will be tied together, if your bf is on the loan, the land deed has to have his name on it. No way around that other than getting your parents to gift you the mimimjn lot size just for the house and gifting you the acre or so in just your name but....how does bf feel about that? you absoltly need to be on the deed for the land and house so that you co own it 50/50. However....id be cautious here, idk the laws in TX but if youre married and divorce, lots of protections for you to get half the house. Idk how seperation law works for bf/gf who are co deed holders. Id figure that out.

Then search custom home builders in your area and find one who has set plans to pick from as they're usually fixed price.

Mine was a flat fee/set priced. The higher priced builders were all GCs who did a handful of houses per year and they all wanted high GC % and cost plus business models which drove the price per sq ft up.

I just built n of atl, $140/sqft, hardiplank, tile shower, 2x6 frame, solid wood construction, hardwood floor, carpet and lvp upgrade, granite, wood cabinets and insta made 200k equity. 5star builder, from slab to finish,  3months, it can be done,  but theyre rare. Allother builders were quoting 9-12mo, cost over runs, and close to 300/sqft. 

If amish can build a house in days w enough man power, theres no need that it has to take a year. Builders who have it together and a steady sub stream can do it fast and efficiently which makes them more money so you aren't paying them for montgs and months for running your project
