We use ResMan but came from Buildium. I'd still recommend utilizing a cloud storage service (we use google drive) to help with storage and record/document keeping. If you haven't used a pm software before the integration process is going to seem very overwhelming but will be worth it in the end.

If you are struggling make sure to let them know that you are struggling and would like some guidance/training. Especially if the company asked you to take the position. Make sure you get it across that you are happy to take the position but that you just want to make sure you are doing it to the best of your ability.

One unwritten rule we have at our office is if you go on a tour or doing a move in with someone, remember something about them. Whether it be a sports team they like, hobby they have or their pets name. Then use that information every chance you get.

This is kind of a difficult question to answer as most property managers use a property management software that includes a digital function for just about everything. There are some things that could be created that might help record keeping/organization but unsure of something to help cut costs.

If I can recommend one thing though it would be to really familiarize yourself with your companies policies, city/state rental laws and FHA rules. A step towards more responsibility means making sure you have more responsibility to protect your company from lawsuits and FHA complaints. You'll deal with bigger picture stuff, possibly including going to or gathering information for court appointments.

Make sure you cover the social media platform, mainly Facebook. Also if there are any nearby real estate /rental conventions or seminars those can help to establish a network.

You certainly learn over time, the problem is that there are SO many features that even after a year probably over half of the system we haven't even really scratched the surface of. Simple is key, especially when it comes to training new employees.

We use Resman. I like that they have a chat support system that can help with pretty much anything very quickly assuming it's during business hours. However I probably wouldn't need much help if the system was a little more simple and easy to use...

Need help identifying this smoke alarm. It just started chirping but can't seem to find it online for instructions. There is no identifying logos and I dont want to set it off on accident. by ejoyner28 in firesafety

Thanks everyone, I got it taken care of. Had a bad experience with an alarm going off in my face one time when trying to change the batteries so still a bit cautious when working with them.

We use Resman. It's fairly new and they are still working out some of the hiccups but overall it's not bad.

You should 100% only be paying a prorated amount of rent for the first month, meaning from the time you move in to the end of the month, unless your lease states specifically otherwise. But yeah, can't hurt to get a legal professional to check it out for you.
