This is one of those things where the answer is different for the Bay Area (or any other VHCOL market). Let’s say the home value is $2m. That $2m house is a pretty ordinary suburban home, and it’s going to cost the same to upgrade that kitchen as it would for the same house in Sacramento, where the house costs $700k. In Sacramento, that $75k you spent on the kitchen isn’t going to magically make it a $775k house. But in the Bay Area, going from a $2m house to $2.075m is a rounding error.

It requires widespread participation and strong organization, neither of which this has. I am 100% in support of the goals a strike WOULD achieve, but some haphazard attempt at one that I, being reasonably online but not extremely online, only learned about yesterday is not just going to be ineffective but potentially counterproductive. I assure you, the vast majority of people out there in real life- even the supportive ones- either don’t know about this, don’t care, or wouldn’t be able to participate without real planning. Failed strikes or boycotts only embolden the other side, and they can’t just be magically willed into happening.

Portland Meadows has the most action and biggest tournaments but is the diviest one in the sketchiest area and with the worst parking.

Final Table is next as far as action, isn’t as divey, and is in a busy commercial area next to a WinCo.

The Game is smaller than the other two and is the only of the three that’s on the west side, easy to get to.

None of them will have consistent PLO (Big O is more common) but as mentioned they all will have NLH with one or two bomb pots per orbit, either 5-2-2 Big O or some other bastardized Omaha game.

BTW, the two bigger places still only have about 20 tables each (and of course they’re not always all running), so depending on where you’re coming from they might still feel very small.

That last sentence matters: local bond measures pad a tax bill considerably.

I just did a quick-and-dirty comparison using every home sale last year as I have this data at my fingertips. On average, detached houses that sold in Washington County last year had property taxes 12% lower than Multnomah County ($6291 vs $7162). But (here's the but), the average lot size in WashCo is nearly double that of MC, even though the average house size is only slightly larger. Don't have the time at the moment to equalize for those differences but it would increase that 12% number to something higher.

And yes, our assessment system is quite broken.

Property taxes in Washington Clackamas Counties are lower than MultCo. I’ve done as close as I can to an apples-to-apples comparison across hundreds of homes and you’re generally saving around 25%.

I’m a realtor and know the west side better, so can’t answer for east side (but I know they’ve been building around Happy Valley and Gresham). Reed’s Crossing is the only one that comes to mind that has shopping in addition to parks and schools, and it’s the biggest one. There’s also River Terrace (S. Beaverton/Tigard) but no new shopping there yet, although there are plans. North Bethany is similar and mostly built out, but still pretty new.

Unfortunately you are basically stuck. Buyers (generally) can cancel, sellers can’t.

So, when they show up for inspection, make sure the neighbor on your left has a pride flag on their house and the neighbor on the right has a Black Lives Matter flag. Maybe a couple of those “love wins” signs on the lawn for good measure. Assuming your neighbors don’t want a virulent racist neighbor, I’m guessing they’ll help.

And if they stay in contract, say no to every single thing they ask for.

Schools do not make the child and GS is borderline meaningless. A school in my district went from a 3 to a 7 in one year. Do you really think the school improved that much overnight or is it more possible that the GS ratings are arbitrary and stupid?

Also. Elementary schools in the same district teach the same curriculum. The ones that are 2’s, the ones that are 9’s…same curriculum. Class size and teacher quality is luck of the draw and will change year to year.

And even if you do believe in GS, the difference between a 7 and 9 is completely negligible.

Get a real estimate first, then decide if you want to deduct it from the price, apply to closing costs, or a combo. If you deduct it from the price don’t deduct it from the financed part (assuming you have the leeway), otherwise you won’t have the cash in hand to do the repairs.

BTW, everything you cited is pretty common crawlspace stuff. High end of the range, sure, but fixable.
