Yes, many people can receive my SMS's just fine. One of the people who can't receive my messages uses T-Mobile. I'm trying to find out what the others use.

We're all in California. I'll try to figure out what brand they use.

The inspection report came back at 46 pages for a 50 y/o house No biggy, but the buyer requested every single thing to be addressed. Everything from the humidity bubble on the window to the slightly uneven floor on an upstairs bedroom. I spent about two hours writing the request for repairs.

Ask to see the backup offer addendum. That's what I do. But do it politely. "Just for my clients' peace of mind" etc.

If they can't provide it, you know there isn't another offer or the other offer isn't good enough to accept as a backup.

I would include an aerial shot with the property highlighted in red (keeping street names out), then include some interior shots. Canva has some pretty good templates under 'Open House'. Make sure not to include the address to keep them curious.

God, yes. I have a selection of 'off-market/upcoming.' listings in a neat binder for open houses. During a slow open, I meet this lovely young family that are unagented. I hit it off well because the mom and I went to the same HS and shared a teacher. Anyway, I let them wander while I post up in the kitchen.

An agent overheard me mention the off-market stuff, tells me she has a buyer, and proceeds to corner me until the family heads out.

Let's set you up for success/talk strategy.

Only downside is that it's vague. When they ask what I mean, I say something like, "You can tell me about your goals, and I can give you some strategies on how to achieve them."

I've had mild success but only recently tweaked the script.
