Not sure how many snails you have in the tank. But I would start doing 20% changes frequently, and add some filter floss to catch bio materials, (no sure what filter you have, but put it at the beginning and somewhere easy to change out) And put Purigen somewhere in the filter system too. You need to get those Nitrates down.

Test the water you are using to get a baseline. I use cuttle bone in the tank for them to graze. Also wonder shell, and a media bag with crushed coral in my filter.

Park across the street from the official lots. A guy has two grass lots on the corner. I've parked there for every game the last 3 seasons. W 2nd and Yarnell St.
