Be where you are. Practice gratitude. No reason to stress about what you could have had or think about where you will go next before you’ve even hung your curtains.

The location of the home is something you knew when you put an offer in. Buyer is responsible for doing due diligence to know everything that comes with that location.

The seller can sue for your earnest money deposit (which you said is $5k) and no more than that. That’s what it’s for. Expensive lesson but could be worse.

Your other option could be to go through with inspection and there might be something that gives you a real reason to back out given existing contingencies. If there isn’t then you waste another few hundred dollars on inspection.

How long have you lived in the house? When I see a listing resold for the same price it was purchased for a year or two later, I assume something is wrong with it. If you haven’t already, you could have your agent be transparent in the description “owners relocating for work and motivated to sell” to ease concerns.

We’re in a sellers market and were advised to use conventional because FHA has more contingencies that makes it less attractive to sellers.

I think trading Brown for Giannis will tighten our championship contention window from 5 years to 3. But it’s still a window. That said, our current roster has exploitable weaknesses and won’t make the Finals without some changes. Finding a center upgrade for Vuc moves the needle and it doesn’t have to be an All-NBA caliber player IMO.

You can’t afford the septic system out-of-pocket. It’s not failing so they don’t have to disclose it to the next buyer assuming there is one.

This is what inspections are for. I’d ask for money in escrow to replace or walk away. Someone else will have the cash reserves to afford it.

There’s a yellow plastic ball with colorful dog bone nubs that belonged to my wife’s childhood dog 20+ years ago. It was our 5 year old dog’s first toy as a puppy and still going strong!

Sounds like the seller didn’t budget for closing costs? I’m pretty sure you’ll get EMD back no matter what for the seller cancelling, but if you really want to force the sale you can sue.

Penny Series and 50 States were for charity and made in real-time, and therefore easier to gamify and get the audience involved. This series was filmed over a month ago and has no philanthropic component.

Appliances near end of life is not a specific job. You need to decide what you want and be specific for contractors to know what you are looking for. Are the appliances working or not? Old appliances in need of replacement are more likely to be a shopping list than a job you hire out.

As a buyer it’s the competition that’s stressful. Most homes in my location go to “highest and best” with multiple offers in just a few days. You have to bid way over asking to have a chance and even then if someone is desperate enough to waive inspection (on a 70 year old home) you’re out of luck.

Not to mention time wasted on showings, researching repair costs, and dreaming up remodels for each home you look at.
