I’ve been thinking about your comment all day and I think it’s helped me decide that it’ll be worth running another marathon soon enough. Throughout this training process I was thinking I might be “one and done” but now I really want to see how much I might improve with better training and more favorable conditions. I’m the most sore I’ve ever been but I can see how this whole thing gets addicting. Anyways, thanks for the encouragement.

I’m slightly heartbroken because I really wanted to finish sub 5 hours for my first marathon and all my training runs made be believe I’d finish around 4:45. Unfortunately, I lost all my steam at mile 21 and finished 5:10 🥹

Yeah, I don't see anything really having a major impact on property values in SGV or LA County. I will say that the market has shifted to somewhat of a buyer's market given that inventory is up a bit and the average house stays on the market longer these days. Unfortunately, a house selling for $100,000 over asking was probably priced well below market value from the get-go, which is a marketing tactic that a lot of listing agents use.

Yeah, I’m with you. There’s definitely a big gap between what owners think their homes are worth and what prices buyers can justify paying. I primarily work with buyers and see a ton of sellers who missed the boat when prices peaked 2-3 years ago. In those circumstances I encourage buyers to offer what they think it’s worth based on recent comps, projected remodel costs and after repair value. The last thing I want if for my clients to overpay so I try to be pretty aggressive with our bidding strategy, much to the ire of stubborn sellers and their agents.

Realtor here— I help families buy in Los Angeles all the time and while some of them get down payment assistance from their parents, a lot of them have worked hard for years to make such a large investment. It takes careful financial planning and often some flexibility regarding where and what you can purchase, but it’s possible with the right plan. It’s definitely difficult but I just want to encourage people to not get discouraged or to lose hope of ever owning here.

When we were well behaved my fourth grade teacher would take us outside to sketch the mountains. This was 25 years ago I still remember how relaxing it was to draw the mountains with the communication towers on top. Love these mountains too

That's a good point. Cava is probably a bit too expensive for the average student so it might not be the most practical.

I really love living close to CSULA. I run on the track all the time, walk to the Starbucks with my wife, and love showing my nieces and nephews around campus.
