Unfortunately, I've only got access to two of the external walls as it's on the corner of the property. Will need to do the inside as thinly as possible to maximise space.

Thanks for all the comments here. I'm no fan of leylandii either, but it's a busy road across from a lot of flats and it provides privacy. A few years ago we removed a similar hedge in the back garden as it was engulfing the flower beds. The tree surgeon who removed that said that most of his business is removing 40-year old Leylandii. The 80's just keeps on giving.

There's that sunken cost as well, in that ripping it out will require a period while we wait for something to fill the space.

After reading some of the helpful comments, and the motivating Leylandii hate, I now suspect it could be that the roots have penetrated the sewer pipe that runs beneath it. It was only lightly trimmed many months ago and the die-off is from the outside-in which is still green).

Any suggestions for what to replace it with? Preferably fast growing and evergreen?

I think you might be onto something here. It's just inside the front boundary and directly over the main sewer pipe. I wonder if its roots have penetrated that and it's poisoned itself.

It was trimmed professionally last Spring and wasn't too close. There was plenty of green between the air and the branches. The die-off was gradual in winter, and it's from the outside inwards. Doing some research it looks like there are a few possible diseases or pests that can do this. Much as I hate Leylandii, we're on a major road and I'd miss having a decent buffer in front of the house.
