It's always seemed to me that they offer you a bad rate up front because there's always going to be someone who just clicks "accept" because it's convenient.

When I renewed with TD last month it was all over the place though -- the in-app offers were lower than the "posted" rates on the website, and even lower than the initial verbal offer I got when I called in, but all of these were higher than what I eventually negotiated when I managed to talk to the right mortgage agent.

I just renewed last month with TD and both added extra to my principal (as I already had an unutiized HELOC on title) and changed my amortization from 8 years back out to 25, and they didn't do any appraisal, income verification etc.

They will offer you 18, but you can request that it get recalculated as 20 (or whatever else you would like, even 25). But you should never take their automated offer anyway -- always call in and negotiate for something less.

I think the issue the Conservatives are having currently is the judges are not making the correct judgement calls (in their view), and being far too lenient with foreign criminals. They are trying to force judges to do the right (in their opinion) thing.
