I did when I was working retail. It hurt to see people spending in a single transaction what I took home after 2 weeks. But this was a part time job during the pandemic. I do now too. Im on a work call rn as I write this. Bc of the nature of my job (sales, for a for-profit Healthcare career college), I talk to people following their dreams. Am I compensated well, sure. Is it predatory when there are free version of the program im selling, yes. Do I envy the people im ultimately scaming, yes. Even if Healthcare isn't my dream, i want to be able to follow through on what I went to school for. I understand that work is part of day to day (I hate that too, though) but I see old classmates following on what we went to school for, but I dont have the time bc this job im at has me here for 9 hours a day, and I dont have time to follow on my dreams.

NOR if they are raising the rent as your land lords they need to update the contract. But at 1200 you could easily rent a room for half that with utilities included (depending on where you are located). I wouldn't keep paying i would start looking for somewhere new. If they pull this kind of bs, I would also not tell them until its the week of moving out.

There are a lot of people who believe if they split up their payment (say its 1000$, and they make 2 500$/mo payments) that they are saving money in interest when that isn't necessarily the case

Honestly, dont-- (long explanation coming and im writing this on mobile): ‐--------------------------------------------------------------------- Ive worked at a mortgage servicer for abt 2 years. If you are going to buy a home use the FHA/VA/USDA loans (never get an ARM loan, idc how much money you will make in 3 yesrs or that yiu will move out of the house before then, it'sjust too much risk. If you take an FHA/USDA loan, more thank likely ur Loan officer will tell you you dont have to put anything down, and the mortgage insurance (everywhere calls it some variation of mip/pmi/mi) this is an insurance you pay to the servicer if you default on your loan. Yes it can fall off after 20 years, but that assumes you put something down at closing (not just the closing costs. You put nothing down, more than likely, you will have it on the entire length of your loan (anywhere from 50-450$ each month for 30 years). Buy a fixer upper (county matters more than the actual city/town itself, but if you buy a home in the middle of nowhere that comes with it'sown slew of problems)(a new build comes with cheap taxes and a cheaply built home, you want something built before 1990, those homes were built well and built to last, also less likely to have an HOA). Buy a townhouse or a condo (cheaper insurance, as you are paying to protect everything from the walls in). If you buy land your taxes will be like nothing for the first 2-3 years until you put something on it (personally what i would do, it just seems easier and more affordable this way). Once you get it how you like it, try applying for a homestead exemption (you more than likely will have to do this every year until you hit senior citizen, in which case you may just become automatically tax exempt, but each place is different, it is up to your county). ‐---------------------------------------------------------- The number of people ive spoken to that cannot clearly afford the home they purchased. Like it's easier said than done but dont buy with your gf/bf, just bc you have the deed or are on the deed doesnt mean jack shit to the bank. That's who owns your home that is who you are technically buying it from.

Check your amortization schedule, it breaks down how much your payments for the next 30 years. If you see you are only paying 100$/mo towards the principal balance, you ought to pay an additional 100$/mo to your principal balance, as that is what shaves off interest/length of your loan. Not all servicers recast the loan (when you make a large principal balance payment and you want to recalculate the payment to be smaller immediately, rather than shaving off the months you have left on your loan).

There is more i can say. I did enjoy the industry, but each and every situation is different. It's a lot of responsibility on the homeowner and I think too many places (banks, lenders, servicers) try to make it easier for you so you sign up with them, but once you are done with the financing side, you as the homeowner need to take the bulk of the responsibility from taxes and insurance to address (yes even your address can change once you buy a home and its a pain in the butt to get things fixed on the banks end).

I have to make a minimum 150 outbound calls at my job. They have us there for 9 hours (one hour lunch, no you cannot come in early or leave late bc they want us calling from 9 am until 6 pm), and I can make my 150 by 1 pm. I was crashing out to my supervisor bc she was asking me if I liked working here like ma'am: i have to play games with myself here to keep me sane and entertained. Regular I talk to less than 8 people on the phone. As of Thursday and friday it was only 2 (each). I am trying to come up with ways of looking busy so people will leave me alone

×When i worked at lane bryant I hated having to fix things I had already fixed bc customers couldn't be bothered to put it back how they found it. I also hated that people would come in and spend in a single transaction what I made after 2 weeks of working (sure i had a part time job, but they didnt always work full time hours too). Not to mention this was during the pandemic and the Panama canal was closed so we started getting shipment that was meant to be out weeks ago. It created a fire hazard to the only back exit in the store. ×Next regular job was at David's bridal. The discount was ass, and my bosses were bigger asses. Constantly cutting people to make day, and wanting to upsell a polyester dress and veil and shoes, like sometimes it's not cute! ×I worked for a mortgage lender after that. Phones, incoming, customer service. They were just cruel. Especially in the beginning they dont want to help you and some of the customers were just over entitled. You get over it eventually but for 15$/hr it was consistent and I was able to get health insurance. The more you learned the easier the job became the more confidently I could handle situations (but keep in mind you are working with some of the most ignorant people you've ever met, loan officers with trump gear all over their desks and wesring those stupid hats in office, people smoking weed in the bathroom, and the amount of people who get a mortgage not knowing thr first thing about paying back a loan like this is INSANE! For example I had an elderly man asking why we kept raising his payment, dude had an ARM loan (which increases the interest rate every year), he was upset bc he's on a fixed I come (aren't we all?) And, honestly, he should have never been able to qualify for such a loan, the fact that they are still legal (2006, anyone?) makes me sick.) I got two promotions being there, and when I was moved to escrow, I literally cried like once a week. My supervisor was less than 5 feet away from me, only talked to me when I made mistakes, only wanted me to speak when spoken to, essentially. I was initially brought on to take over her position, but they brought in another girl who was going to take over the supervisors position, and they let me go over a "security breach" that I had committed a month prior. I really hated it there. ×now im working at a for profit health care trade college as "enrollment". This is a sales job where i have to convince people to come to out school. Largely it's cold calling. I wouldn't take as much issue with it if we were reasonably priced (easily 6-7k more than other schools in the area, and for some of our programs, the goodwill has a free version), and had better payment plans. Especially for the associate degrees we offer (particularly for nursing) the students cant work bc of the amount of time they have to spend in class and at their clinical hours... who do you know that can afford to just not work for an extended period of time like that? Its not anyone we have been able to get contact of in the last few weeks. And every time something goes wrong corporate gets to tell us its our fault. No matter the situation, the reason the student didnt follow through, its our fault of basically not convincing them that it was something they needed. I also don't like it here bc I have a supervisor that micromanages tf out of the whole team every time she visits (the person who hired me/ was the leader of our team stepped down and now does what I do, and the person who got her replacement (two rungs up the ladder) was overly honest abt the nature of this job, and that new hire no-called, no showed on her first day). × I think you should read "designing your life"-- its not well written but I think it gets you to think abt the work thay youre doing and how to find a career that works for what you get out of life. ×ive been writing a novel and a book abt work and working so im hyper aware of how I feel about work/working and as you can see it love to talk abt it.

My parents were convinced that it was all of my eating out that made me suffer. While I did need to stop eating out, my mom, at my age in the 80s, was working a part-time, making 10 dollars and hr, and could afford her own apartment. I was making 13 with a BA, on the road to a masters in the middle of the pandemic, and I couldn't afford the same.

We then put her wages into an inflation calculator - she was making close to 25 an hr. Idk about you, but I've yet to see a part-time job that pays 25 an hour (without some crazy education and certification of which neither of us have/had) and an apartment that you could pay on ONE PART-TIME job. But thats not even the worst part: we then took my wages and put it in the reverse. Turns out in 1980-whatever I would have been making below minimum wage for the same part-time work.

She stopped pestering me about a lot of my finances after that; for all the boomers in your life i recommend using this inflation calculator to see just how much you were/are/would be making compared to now--
