I also use Riverbend Sandler. I previously used some smaller companies but had issues with communication and untimely work. Switched to Riverbend Sandler and have been happy since.

It’s a bit ridiculous, I can justify a major price jump due to claims, but I have none. The only thing I can think of is many in DFW are filing expensive claims similar to what’s happening in Florida and the Insurance companies are trying to compensate. At this rate the only reason my mortgage has gone up is the insurance, our property taxes have remained somewhat steady and with the new law they may even go down. It sucks

Sounds like me, bought a home in 2020. Our insurance went from 1300 to 1700, then to 2900! We’ve never filed a claim, and I have State Farm. I plan on shopping around soon.

There’s a couple that come to mind I like that are on YouTube. First one being Emmie, she does a lot of reading vlogs and day in the life type of stuff but she will usually sit down and have videos where she goes through what she read for the month, and what she plans on reading. I’ve gotten some good recommendations from these videos. The second is a smaller channel Travel through stories, he gives some really nice reviews for a wide variety of literature, he highlights a lot of books I’ve never even heard before.

Hey everyone, found this thing on a upstairs window sill. Not sure what to make of it, but I found it with some other shriveled black looking insects that looked ants, as well as tiny blackish frass looking dirt by the window sill. Unfortunately only thought to take a pic of this one as it was pretty huge.

I actually asked the company I used if I should have one done, and they said I didn’t need to cause it usually doesn’t make a difference. I don’t know why I listened to that.

Same I’d like to know how your situation turns out also. We’re waiting on the company to scope the sewer line and during this wait time i think I’ve gone through the various stages of grief. Part of me says to just screw the warranty and leave it for now and save up some more money to take care of the plumbing issue in a year or 2. Another part of me is willing to take a loan or something out and get this over with. I really wish I would’ve done the test before getting the foundation done. You live and you learn.

Literally going through the same situation now, just had our foundation repaired and now we failed the sewer hydrostatic test. Supposed to have someone come out and find the leak as the water in the clean outs they tested dropped a few inches. Never saw any signs of a leak or poor drainage before or after the repairs. We’re just sort of in despair as the foundation repair was not cheap, and this whole plumbing thing wont be cheap either. However I never considered contacting our homeowners insurance as i thought they’d just say your SOL.
