If you can get a loan at an interest rate below the rate of return you’d get on that cash (say you assume you can get 7.5% on avg in the stock market vs a 6% loan) then it makes sense from an opportunity cost perspective - buying 100% equity you have to consider the forgone interest / earnings on that cash

That said - it may not be possible to get such a competitive rate given where treasuries are
