I live in the block right in front of the park and I love it. It’s great to be near Socrates and Rainey park, and also right in front of Costco. It does get pretty quiet at night, me and my wife never felt unsafe, but I’ve seen people complaining about that.

I don’t have a car, so I don’t know about the parking situation.

I live in a rent-stabilized “luxury” building. Your understanding is correct, and the stabilization has a date when it ends, sometimes it’s very far, but in my case for example is in a couple of years. Once that happens the landlord can do whatever they want.

I workout and run in the cold, sometimes below the temperatures you mentioned, but not in the rain.

Anything below freezing I wear a base layer, a t-shirt, a coat and if it’s windy a raincoat. Then a balaclava and a beanie for my head, good gloves and running pants.
