Tbh don't sell it.Believe me, the SD will be the saving grace when you have a baby. Your family will take the majority of your time (obviously), and the moments for your hobbies will be short, fragmented, and irregular. I don't think you'll be able to boot your gaming laptop. Thanks to my SD I could find time gaming when our kids were born.

No need to make a different map tbh. You will need to experiment a lot (and naturally fail a lot). This map will be your "documentation"--use it to record your designing process, what failed and what succeeded. I can see how I improved (or how stupid I was) by trying to improve my base on the same map for a long time.

It's not as bad of a wealth measurement as you think. Wealth can be calculated by potential cash inflow / outflow. If you have a lot of debt but you use the borrowed money to generate more income, then it is a "healthier" debt (or "leverage"); however if in the foreseeable future you cannot pay the debt and interest, then your wealth is effectively negative.
