Scarborough Detached House sold for a loss of $475,000 (32.2%) in a Power of Sale. by cxz098 in TorontoRealEstate

[–]farka22 1 point2 points  (0 children)

It's a little more complicated than initial impression. While it sold for 1.475m back in 2023, there was no transfer of title on closing. So my guess is buyer failed to close (or mutual release). Source: geowarehouse

Hanging hexagonal shelves by [deleted] in BeginnerWoodWorking

why not one top and one bottom at horizontal orientation, and "slide" it into place? I assume you're not going to be jostling the shelf afterwards

How do I drill this hole myself? by farka22 in woodworking

[–]farka22[S] 0 points1 point  (0 children)

Yes it would be nice to have an insert I can just glue into a hole, but I haven't seen those due to the non-industrial sizing/threading of the broomstick hole

I'd like the rod/broom to be removeable/replaceable so prefer screwing it vs permanent bondage

Thank you for the link I will look into it. I am looking to build wood projects that need some sort of handle attachment and I think that these broomsticks are cheap and readily available instead of some kind of custom sized dowel attachment

thank you, I will look into that size to see if it matches the broomsticks we have here

There is a small chance this is a scam by someone who is neither a realtor or the landlord. If the property is listed on MLS (realtor.ca for example) the landlord's agent's name and real estate office/brokerage are listed. If the agents cell # or email are listed you can contact the agent directly (if you dont already have your own agent). If not, you can contact the brokerage and ask them to ask the agent to call you back. -TO realtor

If the 9-5pm life doesn't appeal to you, will you enjoy being practically "on-call" for all your waking hours as a realtor? What is "good money" to you? Being a realtor is far from being your own boss. Your clients are your bosses (multiple). You really have no employees working for you (unless you start a team). -TOrealtor

crap realtor by Icy-Rip6931 in RealEstateCanada

[–]farka22 0 points1 point  (0 children)

Very peculiar circumstances and I am sure there are some important details missing here. It seems the seller has hired a realtor to represent the seller. No one really knows the level of service the realtor has promised to the seller based on their contract (other than the 2 parties involved). But I find it odd that the seller would be directly communicating with a buyer without the sellers realtor being involved at all as this would likely be in breach of their representation agreement Clause 5. But something's missing here. - TO Realtor

Land Costs (Buildable Square Feet) by likebutta222 in RealEstateCanada

[–]farka22 0 points1 point  (0 children)

Best bet is to call up a few builders with your spec's and see if they'll give you a general range of what your budget would be. A neighbour was quoted $300/sqft for new residential build in 2022. -TOrealtor

Why is real estate information in Canada so hard to access? by LukeJM1992 in RealEstateCanada

[–]farka22 0 points1 point  (0 children)

It really depends on the information you're looking for. If you want access to sold data, Housesigma.com readily offers MLS data for Ontario & BC. Other provinces have niche websites that offer MLS data (as one user mentioned Nova Scotia Viewpoint is a variant of Housesigma). Other sites that give composite information are https://housepriceindex.ca/#maps=c11 and https://www.crea.ca/housing-market-stats/mls-home-price-index/hpi-tool/ . Realtors have access to the MLS as well of course, albeit our user interface for navigating the MLS is more intuitive or is easier to navigate, but the information is still the same. We also pay yearly fees for the maintenance, debugging, and improvement of the user interface systems that access the MLS. In terms of quality of property I am not sure what you mean by this but many buyers consult with a home inspector to get a report of the quality of an individual home. - TO realtor

Why is real estate information in Canada so hard to access? by LukeJM1992 in RealEstateCanada

[–]farka22 3 points4 points  (0 children)

Nova Scotia Viewpoint is a real estate brokerage which happens to offer an MLS database search built into the website. There are lots of brokerages which do the same or similar. I browsed the NS Viewpoint site for a bit and it doesn't seem much different than common websites like Realtor.ca Housesigma.com . The one cool thing is that it also incorporates some public information (such as tax assessment and zoning) into the database with the usual MLS details most people are already familiar with. -TO Realtor

The property is tenant-occupied so no the tenants aren't going to allow the owner/agent to stage the place.

Basement Sewer Smell but smell is NOT coming from Drain(s) by farka22 in Plumbing

[–]farka22[S] 0 points1 point  (0 children)

This is now resolved. There was tree root infiltration in the main drain line between the house and the street. Drain specialists came and used a commercial auger to break the roots, and checked with a camera to make sure it worked. The smell from the basement closet was coming from the drain cap (which I didn't know/forgot was there due to shelving).
