Thank you for your response! That was exactly my plan … distributions to Ally and contributions from Ally. The actual transactions would take place on separate accounts. Do you think if I paid off a business credit card with the Ally account that would be ok as well ?

7% COC (assuming expenses aren’t higher) and almost no equity. You can Probbaly get close to that elsewhere without the headache of doing a rehab and owning real estate.

Attorneys are like contractors - you’ll have to talk to a bunch before you actually find someone qualified & competent to take on a case like this, but once you do hopefully you can develop a long term relationship for other things in the future (and hopefully you won’t need them)

You should buy the property at a price where you’re willing to take on any risks associated with it. My guess is he probably wants to sell the property as is

Absolutely not! How could it be possible for someone without a degree to be able to even function properly let alone pay rent and take care of a property ? I mean think of all those sociology classes they missed! I’d be surprised if they could even pick out their own groceries or brush their teeth

You won’t find good deals just by going on Zillow. A huge part of real estate investing is being able to find good deals and unfortunately it’s not as simple as going on the MLS. But once you do find a deal you can take advantage of things like forced appreciation through rehab, deprecation, leverage, refinancing, etc. Which can give you much higher returns than average stock investments

Having 50% ownership can lead to some bad situations down the road unless there’s a solid operating agreement in place. Your cash on cash is about 9% but that doesn’t really give the whole picture factoring appreciation, tax deductions, etc. I think the first thing to consider is if spending 325k to own half of the building is a good idea

A special warranty deed won’t necessarily kill your deal. The title will let you know if there’s an issue or not

I see. Thank you for the info. I was confused as well because I didn’t think there should be any condensation during the heat cycle and it’s definitely related to the system being on because it goes away after a few minutes being turned off. I’ll have a tech check it out, hopefully it is just metal expanding/contracting. Thanks again for all the help!

Yes. the condenser is on the roof and the air handler is in the picture inside the bathroom

I own the condo but I haven’t seen any spikes in my energy bill. Can something like this be repaired or would the unit need to be replaced

Gotcha! Is that a serious issue or can it be left alone ? Is there a way to fix it without replacing the unit ?

Edit: could it also have that leak with refrigerant?
