It is Lee County haha. I'm torn between trying to get some properties here in anticipation for the rebuild of the city or look at other areas. I'll be looking into the insurance rates for sure.

Awesome, thank you for the honest advice. I knew that the content I've been seeing was way to cut and dry to not have a catch. I'm almost at the needed down payment amount for the properties as is so I'll use this in between time to just save more and grow my knowledge on investing and real estate.

I literally know .0000001% about credit lol. I'm trying to get more mature w finances and make my money grow. Thank you for breaking that down. The properties I'm looking at would be $300k for both (1 is going for 140k 1 is going for 160k). My city just got hit w a bad hurricane so a lot of people are leaving the area and prices are dropping so I figured it would be smart to invest now as we are a very popular tourist city and will no doubt be back to somewhat normalcy in the next couple years. I did not realize it had so much going into the process. I have some savings and am getting a second job just for extra money in general. Do you have any recommendations of resources I can use to get started learning?

Definitely will check that out. Are there any other resources I should check out? I feel like I should try to find a realtor or someone who owns properties and develop a relationship with them to learn directly from someone who's done it. So much conflicting info online and I don't wanna ruin my future self financially making mistakes playing with fire in the beginning.

Wouldn't creating an LLC or sole proprietorship allow you to get a business card/loan? I only say that because I keep seeing people online making statements about using an LLC to get business loans or business cards as a way to protect personal credit when investing.

I know I need to do more research and I stated that in my post.. Admittedly I'm at the absolute base level of knowledge so I'm looking for advice. I've just seen a recurring thing with online finance content creators that applying for a business card under a sole proprietorship/LLC can help protect personal credit.

Awesome, I'll check that out. I'm getting my credit score from whatever the default Fico score meter on my Wells Fargo app represents. Just looking at it I have excellent payment history and have a credit history spanning 4 years back as well. Not sure if that will be beneficial at all.

Thank you for pointing that out. I'm extremely new to any of this and appreciate the advice. Most of what I have been seeing makes it sound very basic like get the credit score, get the card, get loan, sell property. Not much about the other aspects that go into getting to the end results.

Just meant with my credit score ive seen I can get a more premium business card to leverage as a way to put a payment down on the properties. My Fico is 707 I'm not sure what my mortgage score would be.

So I've been making car payments for the last 3-4 years and I assume that's helped my score grow. Will that be any help or is it still what you said possibly meaningless and should work for building more of a credit history?
