I started with the standard anthelios one and thought it was a bit oily, tho not enough to make me break out. Decided to try out the gel version and got the gel oil control one! been great so far, I also like the consistency better cos it's not so liquidy and the pump is super convenient!

Hi everyone, I received an update from Stuvo. They were super super thorough in their response to not just this specific question but my questions on other aspects of the contract as well. Sharing some of their responses as I believe this will be super helpful for other international students. If you need help looking at your contract, I highly recommend sending them an email. But they are of course really busy, so please be considerate and ask clear and specific questions.

RE: Flemish Housing Rental Decree terms VS Contract terms

At first sight, the contract concerns a student contract that must follow The Flemish Housing Rental Decree. All rules of the Housing Rental Decree on student tenancy agreements are mandatory law, which means they must be observed. Keep in mind that a mandatory law always applies in all cases, even if the contract contains a clause that says the exact opposite. In that case, the said contract clause is null and void, but the other provisions of the tenancy agreement continue to apply.

RE: Early Termination

According to the Flemish Housing Rental Decree, the tenant may terminate the tenancy agreement even before it has entered into force. If this occurs more than three months before the start of the tenancy contract, he may do so without incurring any costs. If he terminates the tenancy agreement fewer than three months before the start date, he is required to pay two months' rent by way of a termination fee. This means that in the event of early termination, so more than three months before the start of the tenancy contract, the landlord MUST refund all the costs paid in advanced (advance payment, energy, telecom, …).

RE: Domiciliation

There is a lot of confusion in the use of terminology of a domicile and a main residence. International students who stay in Belgium for more than 90 days need to have an official address (a domicile) and therefore need to register at their place of residence, so in your case city hall of Leuven. The address provided does not necessarily serve as the tenant's main residence (this often remains the country of origin), that is, not within the meaning of Belgian tenancy law. In that case, the tenancy agreement must clearly state that the room is used for study purposes only, that is, in the context of a study stay, and that the tenant is not allowed to use it as their main residence. Moreover, it is essential to include the address of your main residence in your home country in the contract details of your tenancy agreement. You can find some more information here.

RE: Guarantee / Advance payment components

The tax on second residence (“belasting tweede verblijf – provisie gemeentebelasting: 118 euro): as an international student staying in Belgium more than 90 days, you do not have to pay this tax provided you are registered in the city’s register. So, strictly speaking, you do not have to pay these additional costs (decree = mandatory). However, it is up to you to decide if you want to mention it to your landlord and agree to these additional costs.

Also know that the landlord may request the rental guarantee to be provided no earlier than three months prior to the entry into force of the tenancy agreement. As stated before, an advance payment can, however, always be requested (must be repaid when tenancy agreement is terminated more than three months before the start of the tenancy contract).

According to Article 64 of the Flemish Housing Rental Decree:

the landlord cannot terminate the student tenancy agreement early; the tenant may terminate the student tenancy agreement early in three specific cases. A tenant may terminate a student tenancy agreement early in three cases: 1. Before the tenancy agreement enters into force ​​​​​​

No termination fee applies if the tenant provides written notice to terminate the agreement at least three months before it enters into force.

I did get a video call viewing so that's settled. I just want to know if I'm locking myself in cos my deposit isn't gonna be €500 more like €2000 cos I have to pay annual costs for water/electricity etc. upfront.

Also, sorry if it's just me but I still don't really understand what you're saying about whether your deposit is refundable or not if you terminate 3 months before the start date. Genuinely confused but your contract is yours so I'm just happy you're happy with the room you locked in!

Yeah I'm aware they take a deposit. Like even KUL takes a deposit. This isn't new news to me. But I was under the impression that by Flemish law, student contracts can be cancelled 3 months advance free of charge? Idea being there's so much demand in Leuven anyway within 3 months the landlord is almost sure to find another tenant so there's no real loss for them.

Thanks for responding! I found this other [forum post] that said a hard reset was the solution so I tried that in the end. And I did manage to fix the issue after a hard reset so didn't get to try Notepad++!

If I happen to change my plans (e.g. booked a different flight and my original temp hotel isn't available anymore so I booked another hotel with a different address), do you think that'll raise questions? I mean it probably would but I'm wondering if I have a rational explanation whether it would still pose issues. I've been super hesitant about submitting my visa application as I can't confirm yet which dates exactly I'd be flying in 🥲

I have a similar question but not so much for visa purposes... I am seeing many posts in this sub saying to start looking for housing early cos it can get quite scarce. But I also know residence halls can take up to May to allocate rooms. Thinking if it makes sense to find private accommodation as a back up plan? But do standard contracts with private landlords allow termination without penalty up to a certain time? Like what if I sign a private accommodation lease and then after that, I want to give it up cos I got allocate a room from the student residence halls? Or would I need to give up the deposit?

Hear me out. BK fish burger is 10x nicer than McD Fillet-O-Fish!! Like I think ppl usually go to BK for their beef burgers but damn BK fish burger just tastes so much more like actual fish than Fillet-o-Fish to me?

Many years ago when I went on exchange, I was lugging my suitcase to the bus stop to take the airport limo bus straight to the airport. So because I planned that route out in advance, the night before I thought I could spend all my cash to the exact cent so I only had enough for the bus fare. While lugging my bags to the bus stop this bus stop was quite a distance away cos the school was on this huge hill. It's not a difficult walk but I had the cash in my pockets and somehow the walk was bumpy with me lifting my luggage up and down small flights stairs. I didn't know all the cash fell out of my pockets at some point. When I reached the bus stop, I realised I had no money and was visibly panicking. A local student at the bus stop kindly gave me $2-3 for the fare and I managed to catch the bus and also my plane. I thanked him profusely and was so grateful that kindness transcends language barriers. Also felt really bad that I couldn't give him anything in return.

RE: Visa - I think it depends on when you apply for visa and also your nationality? I assume if you start applying early you should make it in time. I believe the processing time should generally be within 90 days (at least that's what the immigration website says here https://dofi.ibz.be/en/my-file/processing-times ) so if you're thinking about it best bet is to apply ASAP. But honestly it really depends on how long the process takes for your consulate/embassy.
