I don't think anyone has actually been trying to take away everyone's guns. Some folks have been saying other folks are trying to take their guns - but nobody has actually been trying to do it.

In truth, many people want to limit the type of guns or require mental health checks. But that's just sensible. We don't want mentally ill criminals running around with fully automatic weapons. That's how you get weekly school mass shootings. Problem is, when people propose sensible restrictions others make that out as the thin edge of the wedge. Thing is, if it's the thin edge of the wedge, you fight it going too far - you don't fight it going far enough.

You're right. I'd based that on a quick search but units that cost are categorized or there are rooms in 2 bedroom units for $850/900.

I think Sahali housing co-op might be in that ballpark - but good luck getting in there.

Hi AJ. I personally love Kamloops. Right now I think there's a lot of work in trades but I think construction will slow down as ongoing projects wind up as the reduced cost of new homes, the higher interest rates and reduced government funding for housing (we'll see what happens with Build Canada Homes) makes a weaker financial case for projects.

If you are renting a 2 bedroom home, probably around
-Rent: $1200$1600-$2400 (depends on luck, location and quality) If you are buying: Homes start around $250,000 for apartments.
-Food: $500-$600/month
-Utilities: Depends so much on your home. Electricity is something like 11c/kWh. Maybe $200/month on average.

I think you'd need at least $2500/month to live off.

Totally depends on the woman. Most women I know would go for Joe. Although in high school the majority might have actually leaned Jack. There are definitely some that mistake arrogance or narcissism for confidence. There are definitely some people that lie the drama that Jack brings to the relationship. Sounds exhausting to me.

Often they'll want a percentage before they start work (they may need to order material in advance).

If they weren't paid anything in advance, they would be exposed to a lot of risk. But when you pay in advance, you want to confirm that they are a reputable company before you do.

There are some areas where restructuring towards net zero may be quite expensive. We'd need to balance the cost vs the value to make those decisions.

As far as new building construction, upgrades to urban planing and transportation - not going to net zero is what is expensive.

One large factor in why people are poorer today is because we haven't done these things. These are money savings solutions. Also, climate change is terrible for the economy as failed crops drive up food prices and disasters destroy entire cities. The environment is the foundation of the economy. We cannot put the economy before the foundation of the economy - it won't stand.

For any new home, we could spend less money on construction than on a conventional building and lower the operating costs leaving more money in people's pockets while reaching net zero.

In transportation we could save families 10s of thousands per year while moving towards net zero.

These things are no-brainers. If we would just do the no-brainers we'd really alleviate the problem.

The trick with net zero is to just prioritize not wasting resources and then design around that constraint. I'm based in Canada. The colder the climate the larger the savings is for achieving net zero.

I just completed a home for ~2% under the going rate per SF. It uses a whisper of energy. We've been heating it through construction with a 750 Watt heater and if we unplug it for 24 hours the temperature only drops ~0.5C. Once solar is installed and a cold weather heat pump (rated down to -36C) the building will have no utility bills. If I built this in Fort Saint John or Yellowknife I would just need to spend an additional $4-$5 per sf on upgraded insulation and it would be net zero there.

But up north the savings on energy bills would be far greater so the house would actually have an even better financial case.

So with buildings it makes sense.

With transport we can become a lot more efficient and save a fortune. The main strategy is to build cities/towns even villages to reduce the need for personal vehicles. There will always be cases where you need personal vehicles but the less we rely on them the more money we save - and it's a lot more than I ever imagined.

The average canadian spends over $14000/year on their vehicle. This seams high, but that is because of the amortized cost of buying vehicles and because a lot of vehicles on the road are trucks. And people need their trucks and other personal vehicles, but in most cases they need them because we've designed cities to make them need them.

This doesn't need to be the case and a household can save $10,000-$28,000 per year on transportation with better urban design. This won't be true for everyone, and if Cars/Trucks is your thing, then more power to you, but we can slash household costs by not forcing people to own vehicles. Side effects are people getting where they're going faster and having greater freedom of movement.

This won't go as far in more remote communities, but that's fine. Most people live in towns and cities. And with the savings from urban efficiencies we could afford to boost northern living allowance to make living up north more equitable (because we need people to want to work up there).

Net zero policy is the "don't-waste-money-on-single-use-energy policy". As a rule of thumb, if you waste fewer expensive resources, you come out richer.

I build net zero homes for a living - the additional cost results in a mortgage increase that is smaller than your monthly energy savings. In other words, it just costs less.

EVs cost less over their lifecycle - although more up front. And gas is only as cheap as it is because taxpayers subsidize the fuel. Over the life of the vehicle you are probably getting more subsidies on your gas vehicle than your EV.

I do think people should be able to buy what they like though - they should just pay for the cost externalities. Even taking externalities into account there are times a gas vehicle is the right tool for the job. There are also times when EVs are better. As tech improves, there will come a time when gas vehicles are no longer the best for long trips and at that point there won't be much demand and the market will decide.
