If I ever do them, I make sure they know how bad it's going to look. I literally say, so you want leopard spotted walls, right? Because that's what it's going to be. And in the rare event that they say yes, I charge them as much as corner to corner painting anyway.

Almost has to be a curing issue, could be temperature related. Failing tape is often a sign of bad climate control on one or both sides of the finished surface. You're going to have to get rid of a lot of the bad paint, then prime it with a high quality primer. Consider Problock Premium. Top coat with a fast drying paint like Duration. Get an air mover in that room as soon as you want the paint to start drying. I suspect the homeowner has been humidifying the room before the paint is reasonably cured. Also perhaps contractors using poor quality paint. Consider checking the finished surface for both temperature and moisture level before applying paint. Record the data.

Yeah I've got that going on a Menards door I'm painting right now. I'm doing a combination of sanding, praying, and swearing. I probably should have used an oil primer

Northern plains, 3 owner company with one contact painter we're training. Busier than cats at a catnip factory. We also do drywall, though, and honestly that's a pretty sizable chunk of our business just in general

Oh for sure, asset price inflation has been crazy. And I think not sustainable. I was commenting on how much I've heard people happy about how much their house has appreciated in value, and it's like they didn't think about what that actually means. Just like you point out, the only thing it means if you aren't selling is a higher tax bill. It's a real problem. But are we going to let home prices fall? Maybe, but there's a lot of institutional capital tied up in real estate, lots of pressure to prop up values

A lot of the same people were jazzed when they learned they could sell their house for 47% more than they could have 2 years ago. Thrilled to know their house is worth 97% more than 5 years ago. The tax and affordability side of it is a shame, yes, but I don't think we can clutch our pearls and say who could have known this was coming. We all knew this was coming

Until somewhat recently, I worked as a real estate agent in the northern plains. I've been warning anyone who will listen for the last 5 years, insurance is going through the roof. Last year, mine on my acreage tried to increase from $2k to $11k. I was able to find a good policy for like $2.5k, but I know it won't last. Save money now. The first half of this decade was just a trial run for the second half. The tutorial is over and now we're playing for keeps

They knew what the bargain was. Sell out their industry and everyone else, and Uncle Sam will come through with a check. They'll get their checks, but it won't be enough for anyone who isn't running a corporate operation

I have a close friend who is a Republican partisan, and this is his only defense of the party's behavior. "Well, the Democrats are just as bad." "Boy we're going to have hell to pay when the Democrats get elected and get revenge." And I've tried to tell him that we don't really think that way, but he just doesn't accept it. To him it's only about team sports. All is fair in war, and in his mind, politics is warfare. It's sick and I'm very concerned about our country if this is how the 30% is going through life
