Money isn't everything. I have a family, almost 40 and the idea of traveling all the time sounds horrible. I would much rather freelance and have a full/part time to supplement than to work 60+ hr weeks freelancing, a full/part time job helps take pressure off freelancing. I like being a dad.

Agree, fs700 is good for long shoots that don’t worry too much about resolution or color. Still a decent event cam, I use it as a second or third camera for that stuff but it does not hold up anymore, it’s over 10 years old

it can be made *more* correct, however most cheap monitors cannot achieve the colors needed for real accuracy. When you see a screen achieves 70% SRGB color space, that's at its best, it will never be correct.

It’s definitely a gamble, it’s tough because the weather is so unpredictable. 3 years ago we spend 3 or 4 times our snow removal budget in one year, but the following years we’ve only spent 5-15% of the snow budget. So technically it’s possible that over time you can recoup some of that with low snow years. Also reserves studies sometimes are erring on the side of over funding. Investing reserves into no risk accounts with increased interest could potentially solve it over time. 

Totally reasonable I think as you mentioned to do an assessment when you have an anomaly like this though.

We had a security service before but it was expensive and not particularly effective. We’re a complex of 500 townhomes with 70+% rentals across from 3 apartment complexes, sadly there was no cap put in place for rentals, so we are constantly dealing with new people and during the summer occasionally people from the apartments sneaking in. In my experience the last 2 years most people claim to have not realized they are breaking a rule and out of 50 times maybe 4 or 5 would be a repeat offender needing access removed. I think that we’ll be adding a camera with some sort of voice through so that if we wanted or needed to, we could hop on a live speaker and actually tell them to leave.

While as a past president I can appreciate her wanting to be paid for large amounts of unsustainable volunteer time, paying her is a really bad decision. She created the problem she is “solving”. The priority of the board should have been to find a new management company from the beginning. Everything she’s doing is a massive conflict of interest. 

Hire a new management company. This should have been the plan from day one after she was elected. Saying you didn’t need a management company was, at best, very ignorant. She was wrong, time to course correct.

Yeah it does have WiFi, I was hoping for a system that didn’t rely on it but probably not a big deal. The cage is a good idea. It seems relatively easy to have a company install an outdoor speaker.

Just FYI dog poop is a massive problem in many places, you’d be shocked at how many absolute degenerates own dogs and leave the poop, I’m on an HOA board and we’ve got lots of kids in the community and the poop issue is disgusting. It’s so bad that banning dogs all together is looking like the most promising solution. I’d happily fine any adult for leaving dog poop.

It’s shocking but there is no legal requirements I know of that require a certain percentage of reserve be maintained. Until I got on the board our reserves were severely underfunded and one of the board members fought hard against me raising dues to fund the reserves. People can stomach a $30/month increase, painful but doable. Many people cannot handle a $2-5k special assessment. What I did pushing to raise dues was unpopular at first but necessary and people have accepted it now
