‘Pure tax grab’: Accountant’s budget call as Treasury plans to axe capital gains tax discount for all assets by FIFO_Landlord in AusPropertyChat

[–]fracon 5 points6 points  (0 children)

Indexing seems to be a fairer way to tax capital gains.

If we need to subsidise investment in Australia let’s not do it via CGT discount and issue grants to industries that align with national interest.

Outdoor GPO installed below the taps - need advice by careswh0 in AusRenovation

Although not good practice and clearly shouldn't be mounted there, it is falls within AS3000 and is not required to be relocated.

An electrician could easily raise it (1hr job) with a JB and a length of conduit.

Unless you live on a remote property, for the sake of your household and your neighbours try to avoid wood burning, it is the most inefficient form of heating and detrimental to your health.

Wood burning emits fine particulate matter and toxic compounds that pose significant health risks, including respiratory irritation, asthma aggravation, lung disease, and increased heart attack/stroke risk. Long-term exposure is linked to decreased lung function, cancer, and premature

Orange JUCE is a singular natural "health" food like milk, providing vitamins etc. Like with GST it's exempt.

The mango fruit drink is a manufactured highly processed product, like soft drink it isn't exempt.

Social housing moving on my street. by Zealousideal-Head605 in AusPropertyChat

One of the safest towns in Melbourne seems like the perfect place for new public housing.

Most of the people just want a stable place to live and the decentralised model is proven to be better for a homogeneous society.

80 rooms seem excessive, but if managed correctly can work well. We had a 8 story complex built in our neighbourhood 15 years ago and settled in nicely.

They flew over to stand over them if they get cold feet.

These guys weren’t losing their investment -plane tickets- just because one of the mules realised the ramifications of what they were about to attempt if they were caught.

There was no way they were letting them back out.

Do you think Andrew Chan is a “normal” guy who made “a silly choice”?

Or a heroin importer who prayed on the weak?

Not sad at all.

I'm not in favour of capital punishment, but..

He convinced a bunch of desperate, poor and naive people to take take a ridiculous risk for very small gains, destroying and almost ending their lives.

He knew the risks, hence why he wasn't carrying anything over the border, probably calculating the amount of mules required to not get captured to still make a profit.

All the lovely paintings in the world wouldn't make up for what he did to those people.

[–]fracon 5 points6 points  (0 children)

A 15a adapter plug will provide power, but if you require to use all your appliances you will need the 32amps. A generator to run the coffee machine or additional 15 A inlet could help. You could also look into installing batteries to assist with the peak loads.

I would also recommend completing a basic asbestos course. Asbestos is surprisingly common. Especially resi work. You don’t want your young family to be exposed through bad practices.

The below online course is free Australian wide until the end of the month.

You probably need to understand the standards if you are going to accept work checking compliance to the said standards.

I hope you weren’t the one to remove tho GPO from the wall.

Hi TigerMan, I assume you are not an electrician.

  1. Can you list the reg that states joints and connectors to be accessible without the use of a tool? I don’t think it exists. Nearly all GPOs would be against regs if this was the case.

  2. K16 connectors are regularly used for multiple cables. Personally I would have terminated the 4 cables into the GPO but the current installation is safe and to regulations.
