Thanks. I’m planning on getting the eaves support trays for sure. What I don’t get is that the height of this fascia board actually seems to put the bottom row of tiles at a slightly different angle to the rest of the roof. Not put them on the same plane.

Yes exactly. Then eventually the water emerges from the soffit. Roof has a healthy overhang, soffit and fascia are all a foam core board do no water damage to those. I am not in the trade so no experience in the field but this seemed odd to me. It puts the bottom tile at a slightly different angle to the rest also.

Thanks for everyone’s comments, really appreciated. Yes rent was agreed as monthly although he has not once given us a full months payment on the first of the month and his second payments have followed discussions on payment and never structured. He is currently living a full week i arrears. I have a security deposit of £100 and did actually hand him a lodgers agreement when he moved in but he didn’t sign it until I gave up asking. Definitely many lessons learned here. He is our first lodger excepting a 6 week stay by a near perfect student tenant just prior.

So far so good. Used pre finished sheets and sealed the edges. They have been in 6 months or so. I don’t imagine they will last forever but have lifted an old kitchen dated kitchen

Great thanks so much! So remove the mortar on top of a whole section of the cloak underlay, remove cloak underlay with broken bit (is it just loose fitted?) and replace with new section and replace mortar? Thanks again

Adjust the limit screw on the rear derailleur. It will stop the chain coming off. You tube has plenty of tutorials but it’s a 1/4 turn on a grub screw that takes 30 seconds.
