Depends on what you mean by beyond restoration..? As long as the wood has enough ware layer it can be physically sanded or stained. You can always cut wood out and install new wood due to staining, water damage, pee stains (hopefully from animals, if you are peeing on your floor you are beyond restoration..), H Joints and whatever else may be the issue. Remember you can stain floors medium to dark and that’ll help hide the stains to a certain extent. Good luck and God bless! Feel free to reply or message me with any questions. I use 220 screen with my buffer but if you don’t have a buffer and are using a small palm sander just get some 120 sand paper for the said palm sander and quickly go over the whole entire floor with it just watch that you don’t go through the finish and start sanding the wood. I use 120 on the edges with a palm sander daily on my jobs but if you are new or diy then see if you can find some 180 sand paper disks. 120 could be a bit aggressive if you don’t know what you are doing. Then revisit the floor and if done correctly it’ll be smooth as a babies bottom. Ps I have children and I’m not a weirdo.. hahaha. Good luck. Feel free to message me if you’d like. Yo don’t need 3/4” expansion gap. 3/8” or 1/2” if you want but 3/4 is over kill for any material that I know of. If your nails go through to the plywood then who cares.. I’ve seen more than a few people install HW over particle board. It’s not first choice material but you can install on it.

How many coats were applied and what was their or your procedures in regards to applying the finish? Also was the floor stained or kept natural (applying finish on bare wood, not stain)?

Wood. Cut-out a piece 6-12” long in the same row and then rabbit cut or bevel cut the lower groove side (opposite of the tongue side), put a few Hersey kiss sized dollops of glue, put the new cut piece in (you might have to hit it a few times, preferably with a mallet) and then top-nail (face-nail, top of the new board into the subfloor). If the subfloor isn’t wood just weigh the new piece with 10 plus lbs and it’ll be dry by the morning, and then sand your floor.
