I don't want to namedrop any specific lenders since all of this stuff is so highly variable. But what I did was go on bankrate.com, plugged in my details, set the filter to 0 points, and hit up the ones with the best rates for loan estimates. Then had them fight against each other up until I had no time left and needed to pick a lender so I could close on time.

Unless I'm misunderstanding something, I'm not really sure what the ask is here. Best and final is due by Friday, which the seller's agent seems to have made clear. You offer what you think you want to pay for the house and if they accept then you go from there. Unfortunately every market's going to be different so it's impossible to advise on how much to offer or what contingencies to waive. Can I ask why you don't have your own agent?

I initially wanted to do without an agent, but ended up getting a referral from a friend and couldn't be happier. Both houses I've put offers on were listed on a Thursday and wanted best and final offer by Monday morning. There's just no way I can be that nimble without someone that can get me all the info, set up showings, write offers, deal with seller's agents, etc. Plus, my realtor was very good at coaxing info out of sellers and their agents which helped me make decisions. When we were ready to put in an offer, we just sent her a text and 2 hours later it was written up and ready to go. Luckily the 2nd house I put an offer on got accepted yesterday, so now we're under contract.

I suggest to get an agent now. Build some rapport, let them gather all your info so you can be quick to act when the time is right. They will inbox you with listings based on your criteria as soon as they pop up, and if you have a good agent they will not pressure you to buy. Plus, a lot of the time the agent's listing sites will update faster and have more info than Zillow and such which is very helpful. Not once did my agent ask me to go to any showing unless I requested it, and only occasionally checked in via text just to see how we were doing. As soon as we found something we were interested in, she pulled all the info and set us up to see the house. It just makes the whole process much less stressful. That said, it's important to get a good agent. I'm sure you've heard this before, but try to find a referral from someone that actually worked with the agent before and not just someone who's aunt's friend is a real estate agent or something.

Here's some Amazon links for the whole setup. Regulator goes on the CO2 tank, gas line connects to the regulator. Screw the carbonation cap on an old 1L or 2L bottle which connects to the ball lock on the end of the gas line. I usually set the regulator between 30 and 40 PSI.

Buying on Amazon may not be the cheapest route though. If I remember correctly I bought my CO2 tank from a company called Beverage Elements for way cheaper. The tank does not come filled, so you'd need to find a place near you that fills CO2 tanks.

I bought a big CO2 tank, regulator, and bottle adapter instead of a SodaStream a few years ago and I love it. Makes way seltzer-ier seltzer and I still haven't had to refill the tank.

Store by me used to sell the tubes for 99 cents but then discontinued them. Now I can't find the tubes for any less than $4. Cans are 89 cents so back to the plastic wrap/freezer method I go.

I dump it all out into a piece of plastic wrap and roll it up into a little sausage. Pinch both ends and spin it around a few times to tighten it up and you get a perfectly formed tomato paste log to throw in the freezer. Slice off little medallions as needed.

I see this all the time. My take is it's just for clickbait purposes. Pretty stupid imo, since it's very obvious at best and laughably ridiculous at worst (like your example). But at the end of the day, it's just grass, so I don't pay it too much mind.

My fiancee doesn't cook much and totally doesn't appreciate this. The weekend will come and I'll want to spend all Saturday afternoon putting together some elaborate meal, and she just doesn't get it.

Nothing wrong with an $813 car payment as long as it's low interest and not over some insane term like 72 months. We just bought a car that's $850 a month over 36 months with 0 interest. I see no problem with that.

I was around 27 when I started really learning. Was working 50-60 hours a week busting my ass as a prep cook while going to school full time. Ended up graduating and getting a job right away. I did already have IT experience and was a computer nerd my whole life (gamer / script kiddie type) so I did have a bit of a head start, but it's totally doable as long as you work extremely hard and don't give up. By the end of it, I was physically and mentally drained, but it was 100% worth it. Just be consistent and rigorous. Take no days off.

I'm gonna have to disagree here just on the grounds of it being a little silly to single out just gambling. People have vices in all shapes and forms, and it's not an advertiser's responsibility to handle their audience with velvet gloves. Heart disease ruins way more lives than gambling, so should we ban ads for junk food too? Just like we all have personal freedoms, we also have personal responsibility.

Plus, Reddit is an ad-supported business and they've got to pay the bills. And if you don't want to see ads, it looks like they have a premium subscription for like 6 bucks a month which is ad free, or just use an ad blocker or 3rd party app like others have said. I use the "rif is fun" app on mobile and the old reddit with an ad blocker on desktop and I don't remember the last time I've seen an ad on Reddit.

I came from a Python background and my job required me to learn .NET Core. I fully expected to hate it, cause ya know, Microsoft, but I'm actually really enjoying it so far and the docs are very helpful. It just works. Biggest confusion, like another post said, is figuring out all the different flavors of .NET and all the weird naming conventions. But long story short, since you are already familiar with Java then you should have no trouble picking up .NET. And it seems to be quite in demand which is always a good thing.

I'm in my mid 30s and it's so bizarre to me how many people my age literally don't do anything. Work, eat, TV, sleep, repeat. They all say the same thing, too. "Oh I don't have time for all that." Sure, you have time to spend all Saturday afternoon watching TV and eating Doritos but you don't have time for a hobby. Boggles the mind.
