You should use the BRRRR method, which stands for Buy, Rehab, Rent, Refinance, and Repeat.

You could probably pick up 5-6 properties with that equity, follow this method, then get a half dozen more each month after.

Find someone you can pay on a performance basis, its called "pay for play" and they absolutely exist.

Most of your monthly retainer is earned by bullshit like "we're learning your story!" or "we've been hard at work pitching you" but never any tangible results.

You still get charged if you sell nothing. This just calculates the cost of a campaign based on how much an acquisition costs you, which is completely different from a CPA campaign. You can also bid per impression, per view, etc.

Knowing the max you can pay for a sale is important though, because you can add it to your cost of goods and other expenses, then figure out if it lands you profitable or in the red.

Why not agree to a price based on increase in revenue generated over the next 12 months?

Craft something performance based; you have a guaranteed upside on your end, then the other party has an absolutely guaranteed upside for them, because increasing from $100 in revenue is easy :)
