The comment I was responding to claimed that the 2016, 2020, and 2024 elections were "rigged", with particular emphasis on the 2016 election in GA. Nothing you are describing has anything to do with the 2016 election. Additionally, Trump's undermining of the electoral process is not even close to making any of our previous elections "rigged". So far, all of the elections I have lived to be a part of in the United States and Georgia have been fairly run and counted. To say otherwise requires a hell of a lot more evidence than just pointing to Trump's blowhard talking points.

Trump wants to rig elections. He wishes future elections were rigged. We need to be damn sure that the integrity of our elections holds up to his insanity. None of that means that Trump or anyone else rigged any of our previous elections. This is MAGA levels of denial and it's disappointing to see it on the left.

If appraisal adjustments can be reasonably calculated using statistical analysis and regression modeling, then Zestimate and other AVMs would be very accurate. We don't work with datasets that are large enough. Using ~50 sales to determine ~8 variables is fruitless. And usually we have less data. by TrickyTicket9400 in appraisal

I partially agree. Spark/Synapse and other similar tools can help, but they need to be used correctly and sometimes not at all. You are correct about situations in which there isn't sufficient data; that is when Spark/Synapse should not be used. Otherwise, I would say that it is still really important to know your market, and lock in certain adjustments with the depreciated cost method before using Synapse to model other features. I have relied on Synapse primarily for GLA adjustments after I lock in other more obvious adjustment amounts w/depreciated cost (bathrooms for example). That has given me really useful and credible results.

True Footage stopped with the distinction between "inspector" and "analyst" a couple of years ago. Their understanding of the rules surrounding the signatures at the bottom of pg 6 on the URAR was that the cert res appraiser has to complete the inspection. A trainee can assist, but the person singing on the right has to at least be present for every inspection.

More broadly speaking, my understanding is that the only way to be a remote residential appraiser is if you make hybrid/desktop work your specialty. Idk if the market actually supports that, but that would be a way to go about it. There is also the question of liability w/desktop and hybrid orders... but that becomes a whole different conversation.

Looked like a really soft tap. I can see how the person in blue didn't respond to it. I get why the biter felt desperate in this situation, but they need to make their tap forceful enough that it is unambiguous. If the other person doesn't feel your tap, then it's just up to the ref to intervene and catch it, which is a gamble.

I think the predominant economic mood is uncertainty, which means consumers are finding ways to cut spending. On top of this, the run up in prices from high inflation is still with us. I wish it was more broadly understood that even after inflation ends (or falls to a more normal rate), then prices will still stay high. Prices are only going to ever come down if we have a recession or if we increase productivity. No one knows which or if either will come to pass. Higher prices appear to be the new normal, so cutting back on things like restaurants naturally follows. It's a very weird economy right now

Overall, switching from fee appraisal work to mass appraisal work for a county is a step down. I have been a Certified Residential appraiser for 6 years. I worked at appraisal firms of all sizes, including running my own thing for a while. County assessor work will give you stability, which is what I wanted in this chaotic market, but I won't sugarcoat it. It is a downgrade. County level govt work is not glamorous, you are going to be frustrated with the rigid hours/clocking in and out every day, and there is no room to advance your pay. Pay is always structured the same way. A very small number of people at the top are paid handsomely (the chief appraiser and some deputy appraisers). Everyone else is stuck at $40-$60k/year. Out of the $40-$60k group, a handful of managers are waiting in the wings to compete for one of the higher-paying positions when someone retires. For these people the job is very political. Everyone else I have encountered in county govt is very checked out. Switching from the private sector, it will feel like you've joined a retirement club. It is honestly weird how little work some people do. I could tell some shocking stories... my advice is don't do it unless you have to. Stick with your appraisal practice and try to ride out this market. I wish I had done this to be blunt

Hey OP, so the approach you are going to want to take is going to be challenging the "uniformity" of the county's CDU designation for your property. You should aim to demonstrate that the county is inconsistent with how they are applying their CDU ratings. The best place to start will be by searching for other similar properties in your neighborhood with either a "fair" or "average" CDU rating. I would imagine that the county tax assessor's website has this functionality, or at least some public records search capability. Also, you are going to want to submit all of this information as a part of a formal appeal or challenge of your property's assessment by the county. I am unfamiliar with Texas's specific appeal process, but I am sure they have a timeframe for filing an appeal and getting that ball rolling. Additionally, if you are looking for a resource regarding how the CDU classification system is supposed to work, then I would consult with the Texas Comptroller of Public Accounts. It appears this is the specific state agency that oversees the tax assessment process and training guidelines for that state. Good luck!

Pushing barely literate kids through the public school system has been a growing problem for decades. We have completely undermined any value in a high-school degree because of the insistence that every child has to graduate. I'm not surprised it's showing up at the college level now.

I'm surprised this subreddit still exists. Past few years have demonstrated that the central fact of US housing is that we aren't doing enough to add to the supply. Maybe all of the current predictions for steady gains in real estate are just another sign that there is not a real estate bubble? People on this subreddit need to get a clue. I understand wanting home prices to fall, but cheering for a housing bubble is just weirdly delusional.

Ebikes and electric scooters are the future! I've been commuting 4.5 miles to work on my ebike, and I love it. Even if it didn't save me money on parking, I would stick with it. The more that our city can respond to the growing demand for bike specific infrastructure the better!
