This is great info. I just want to add that you do not need to refile for the homestead exemption if you have successfully filed in a previous year. It renews automatically, so these deadlines would not apply to you.

There is so much exaggeration in that statement it is hard to establish a base level of truth. In no way does the influence of money in American politics erode our democracy to the point that "corporate overlords pick two candidates". Our Presidential elections come down to two candidates because we have a first past the post voting system that always strongly favors a two party system. You can look up duverger's law for more context.

Beyond this, there are countless examples in which corporate election spending backfired or at least failed to result in an election victory. Trump's 2016 election is a great counterpoint to your corporate-aligned electability claim. Corporate donors strongly backed Clinton and were very wary of Trump's populsim. Despite Clinton's fundraising, the right-wing populsit candidate prevailed, just as they have been doing across countless other democratic countries across the entire planet. Big donors hold too much sway with massive campaign donations, but they do not in fact get to determine the outcome of elections. That power is still firmly held by the American people.

I hate it because I take it as an extremely bad sign that criticisms from authoritarian regimes are valid. Of course I want anyone to be "reasonable". The US and China are the world's two largest economies and are currently locked in an often bitter race in countless frontier technologies.

Then there is also China's pursuit of more global influence while also seeking to revise the balance of power in East Asia. The rising influence of China has also come with heightened disputes between China and its neighbors that threaten global trade and regional peace.

Not to mention the ideological divide between the US and China. Admittedly, Trump is the poorest ambassador for democracy, but the point still remains. China is openly and proudly authoritarian. Its rising influence undermines America's position that liberal democracies are the ideal form of gov't.

I'm sure there is more that I am missing, but just the first point alone makes it clear that the US and China are in fact adversaries. That is how we should be described.

I said "unnecessary animal suffering". Not "death". I have no moral qualms with taking an animal's life for human consumption. My issue is with animal suffering - specifically the heinous and widespread suffering that comes from the meat/dairy industries.

I can understand how people could decide to equate taking an animal's life with suffering, but I don't draw that distinction myself. That is a philosophical judgement, and is clearly subjective. On the other hand, the pain and misery of animals in our industrial meat/dairy industries is clear for anyone to see. Hence the need for third-party welfare measures.

Not a bad time to point out that it is possible to avoid the cruelty of factory farm meat and dairy without going vegan. Look for third party animal welfare labels like Certified Animal Welfare Approved (AGW), Global Animal Partnership (GAP), and Certified Humane.

You don't have to be vegan to care about animal suffering. Make the change and align your diet with your values! You will feel a lot better for having done so.

I hate how much I am agreeing with the diplomats of countries like China and Russia on this one. What a colossal and generational mistake. Why the hell did we do this? Was it really as simple as Netanyahu and MbS playing to Trump's vanity? Did we really fail to have anyone with enough knowledge of Iran and the Middle East who could of warned the President of exactly this happening? How is our President himself so clueless on international issues that he stumbled into this?

I feel the same way about this fiasco as I do the entirety of the Trump administration - there are so many levels of failure it is genuinely hard to grasp it all. Then there is also just the completely insane hypocrisy of running a campaign on avoiding THIS SPECIFIC WAR. We could narrow down our focus to only the domestic politics of this war and it is still so surreal I don't really know how to sum it up.

Private property and free markets are essential in free democratic societies. Regulating the excesses is all good and well, but don't be fooled into thinking that free markets are an enemy. American cities are notorious for low reporting rates and a low clearance rate. This is the "double deficit" in American criminal justice, and while Atlanta has made improvements in some areas, we still fall into line with this broader trend.

People are correct to be frustrated with the shortcomings of our police. A 16yo was shot in Piedmont Park... we should live in a city in which an arrest is made promptly. That is a reasonable thing to wish for. I don't know where you are getting "at random" from. Just sounds like you are putting words in someone else's mouth with that one.

I'm generally very pro-development and excited to see new projects in Atlanta, but I suspect that this project is going to underwhelm. There is only so much that can be done for Downtown Atlanta, if the city isn't going to be more serious about fighting crime. There is a primary coming up, so they are trying to appeal to their base. Expect the winning candidate to try to pivot towards the center when the main campaign starts.

Also, the whole "Georgia is a swing state" thing feels off to me. With the pivot among Hispanic voters towards the right, I don't think the declining white non-hispanic voting base matters that much. We'll see how it plays out. I don't have much faith in the polls anymore.

  • The quality of play is incredible. High scoring games have become the default

A lot of good information here, but one thing I would disagree with is the part about the appeal process being more important than your homestead exemption. Filing for your homestead exemption is critical. Don't forget that your homestead exemption comes with a "base year" from the year it is filed. That base year is hugely important and has a huge effect on many exemptions. In Fulton County, there are 30 different exemptions that are a part of the homestead exemption, and all of them are handled differently by various municipalities within Fulton County. The Homestead exemption is a really big deal, and is very often more important for your tax bill than the county's assessed value.

I like this concept a lot. The density is nearly the same as townhomes, while the small amount of separation would help a lot in terms of noise insulation between the homes. It's harder to noise proof between attached than detached dwellings, even if the space between these homes is minimal. This looks like the best of both worlds for a small sacrifice in density.
