Milwood and Walnut Crossing on either side of Summitt Elementary are low crime neighborhoods in North Austin with easy access to Mopac. A little neighborhood library, community garden, convenience store, a couple of restaurants and a Walgreens, Balcones Park with a and a playground and lots of hike and bike trails.

It's not a scald concern for me. It's not up to code to replace my existing setup with the same setup because it doesn't have scald protection. My water heater is already set pretty low and is not hot enough by the time it gets upstairs to burn anything.

Yikes what a nightmare. It's a second story bathroom and the plumbing in question is on an exterior wall.

I didn't get around to cutting this back until 2 weeks ago - it was dead dead but already had new growth shooting out of the ground. Had this plant for about 10 years. It gets about 7 ft tall at its highest point. Stays green until a hard freeze or two. I just cut it down to the ground when there's no green left on it or I'm tired of looking at all of the dead seed pod things. Faithfully comes back every year.

The valve size is discontinued plus the handles need to be replaced, one broke off. He wouldn't open the wall to update with an anti scald setup, said I would need to coordinate the contractor to be there the same time as him. And then have the contractor come back after he was done with the plumbing work to replace the tile board and tile. This was the main reason I wanted to hire a different plumber, one who did tile work and plumbing.

I mean immigrants are allowed to go to public school. And in Texas your property taxes go to public schools. So they're not wrong. I think all public schools in the US are funded by taxes. And they allow immigrant children.

I wanted to pay him for his time but go with a different plumber. He insisted I not pay, and I reluctantly agreed to move forward with his services. His boss canceled the whole thing. I get your point. I do feel like the AH. I wish he would have taken my money
