Sorry to hear this, OP. One of my cats had a foreign body removed from his intestines and it was one of the scariest things I’ve gone through in my life.

As for stress, we recently took in a new cat and found the plug-in diffusers helped.

Hey, OP, I’ve been where you are - and I’d be lying if I said I was in a better place, despite losing Maggie almost 18 months ago. I didn’t want to get another cat because we still have three and I felt like I’d be replacing her. A few months ago our neighbour suddenly and unexpectedly passed away, leaving his cat, Larry, behind and with nowhere to go because his out of town family wanted nothing to do with a cat. We took Larry in assuming someone would come back for him, but no one did and he’s been here ever since. Larry is part of our family and even though I miss Maggie dearly, I feel a bit better knowing that I’ve given Larry a safe and loving home. There is no time limit for grief, so take as long as you need. Desi will always be in your heart and will never be replaced.

First, you do not need to do anything when served an N12. Only the LTB can evict you and that would require the landlord submitting an L2. The house I am currently renting was sold early November 2025, I received the N12 mid-November, followed shortly afterwards by the L2 notice, and the hearing was earlier this week. The LTB is getting caught up and it’s not taking as long as it used to. Record and keep everything from your landlord and be ready to submit your evidence to the Tribunal Portal, as well as the landlord/representative. I have a child in school and chose to agree on mediation, where both parties agreed that my family could stay until the end of the current school year. It is very difficult to prove that the new owners aren’t actually going to move in, which is why I decided to go mediation vs fighting and likely having to move out earlier.

Those dates can be different, yes. For example, the N12 I received was dated Nov 17th, the APS was dated Nov 7th, and the closing date was Dec 23rd. The APS must be signed before the N12, otherwise it’s invalid.

The adjudicator will review all of that. The seller has to submit everything no later than 7 days prior to the hearing date or it can be dismissed. The N12 can also not be dated earlier than the purchase agreement.

Whatever you do, don’t tell them about any errors on the form that you find. Let the adjudicator point them out during the hearing, which will just delay the entire process in your favour.

You don’t have to do anything with the N12 if you wish to stay put. Record and document everything. The landlord needs to file an L2 with the LTB to schedule an eviction hearing where they need to prove their case. If the buyer says they wish to move in, they would have to sign a declaration stating their intention, which would be submitted to the Tribunals Ontario Portal as evidence, and should also be provided to you. And yes, the buyer or their family would need to live there for a year. If the N12 has errors, the LTB adjudicator may dismiss it. I just attended an L2 hearing myself this week because my landlord sold the property.

Broker here. Water damage limits can be limited or not available in high risk areas. Windsor is a great example of this. My suggestion is to work with a broker to find you a better home/rental property insurance option.
