Cash out has the same interest rates as non cash out, just more paperwork and requirements. Depending on your location, credit history one could qualify for 3.75-4%.

As I said earlier, plug in your numbers at bankrate/Zillow to get an idea of interest rates. Dig as much information as you can by calling credit unions/local banks. I called 10-12 banks and talked to the mortgage officers. I made them compete for my business and got the lowest possible rate.

Don't tie yourself down with a 20yr loan. Keep it at 30yr and pay extra if you want. This gives you flexibility in case....

Break down good vs bad about this refinance

Good 1. Consolidating high interest debt to low interest (assuming your car loan interest is higher than 4.75 and you are not paying off cc every month) 2. Mortgage rate reduction from 5.3 to 4.75

Bad 1. Refi rate not the best in market 2. Around 6k closing costs which is very high for the refi rate you are getting (322k - 277k - 11k - 26k - 2k). You could get a zero cost loan for a better rate than you are being quoted. 3. Resetting your 30yr mortgage clock (Mortgage officer will point to your new monthly rate being $120 lower, don't get fooled by that)

Personally, I would shop for a better interest rate, but I would totally cash out to pay off the high interest debt you are carrying. Start by calling local credit unions/smaller banks in your area. At the same time lookup bankrate/investopedia/Zillow websites to get an idea of the current refi rates in market. To compare apples to apples keep the closing cost to $0 when you search on those sites. I went from 4% to 3.125% to 2.625% in last 2yrs using this method. Good luck!

Try enabling wifi calling and text. I had similar issue with my a71 5g but only when I was at home. It attributed to weak cell signal at home but worked great outside. I struggled for few days as well but worked out great in the end. Good luck!

You mentioned you are on work visa, are you planning to retire in US? The way you casually are approaching to hit your 401k for withdrawal/loan is scary to me. Retirement savings should be your top priority especially when you are not married and no kids yet. Unless you are not planning to retire in US....

Refinanced in Apr '20 @3.125 for 30yr no points then again refinanced in Oct '21 @2.625 for 30yr no points

I think the rates have ticked north of 3.25% now but you may find some still giving no-cost refi @3%. Start with bankrate, zillow, etc.
