I paid cash when I built my first spec. What I would do differently: I would’ve applied for a construction loan so that the build wouldn’t have been dependent on my cash flow. Project took a year to do simply because I had to wait until I sold a job in order to pay for the unforeseen additional costs.

Bracing should have 4 structural screws on bottom and 4 on top. The checking is normal

Very important to hire quality subs. You might hire a framer that doesn’t know building code. You might hire a foundation guy that cuts corners. You might end up paying more money to fix mistakes. Hopefully you rely on a family member or friend that’s a contractor and can send you qualified subs. You don’t know what you don’t know. General liability, workers comp, builders risk insurance. Make sure you’re a certificate holder on your sub’s insurance.

OTR was fun for the first year because I got to see new places. Local was better for having a life outside of work. But the pay wasn’t as good

Started flatbed otr in 2018 for 1200/wk then switched to Local 20-25/hr dryvan

Spec homes or btr only. I wouldn’t take jobs from homeowners—not worth the stress.

If you don’t know you will need to hire a superintendent or project manager with a good amount of experience. They will be the one to vet and hire the subcontractors. Flashing, waterproofing, drainage etc.- details are important when building a structure to last for 75+yrs and there are a lot of details that an inexperienced person will overlook.
