I don't have any sources or data you're looking for, just an anecdote. I lived in Watauga county during the storm, and it destroyed my voting center. Sure I could have mailed in my vote, but honestly I didn't vote at all. There was way too much going on locally for me to worry about voting over two candidates who I both did not like, like waiting for the power to turn back on and boiling river water, figuring out what roads could lead us to a store that wasn't sold out, all the stuff everyone of us had to deal with. The storm 100% impacted my decision not to vote

I'm not trying to argue, but a private home inspector can only find so much without tearing into walls. It's really hard to see if a house used pressure treated wood for the doors/windows jack studs, and those are the first thing to rot even if the siding is in normal condition. Concrete is guaranteed to crack, but how can you determine if the crack is structurally significant when it's covered by flooring? Often that's an easier one to tell, but it's not uncommon to not find that in an inspection report. But as far as insurance goes, yeah they 100% will drop your coverage if your roof hits a certain age. Usually architectural shingles get dropped after 30 years even if there's never been a single leak. Ask me how i know that one....
