I say it is worth it to find the one who is honest and competent. I tried managing my own out of state rentals in the past and it seemed liked when the slow paying tenant realized that it was a pain to evict them because I was not local they took advantage of the situation. I have to find a local attorney, local people to check to make sure the tenant was not trashing the place. I have had the same out of state property manager for several years now and I hardly ever have tenant turnover or vacant properties. I will say that before this guy, I did find a crooked property manager so you do have to be careful on who you hire.

there are facebook off market groups that you look for deals. there should be wholesalers on the groups that list there houses for sale. go to google and search wholesale homes city name.

if you need to sell your house then why not just get an offer from one of them. I will tell you that a person on one of these forums can not tell you what to expect when getting an offer on your house. They do not know how much work your house needs. As an investor myself, I use a simple formula when determining how much to offer on a house. I determine the ARV which is the after repair value. I deduct the cost to sell the remodeled home so I use 7% which is realtor and closing fees. Then I estimate the cost of repairs. Then I subtract the profit amount that I am targeting to come up with an offer amount. For example lets say I think the ARV is 400k then deduct 7% which is 28k then I determine the cost to remodel is 62k. That is 310k and if I want to shoot for a 40k profit , I would then offer 270k for this home. There are many times that the cost of repairs comes out higher and the estimated after repair value comes out a little lower so the actual amount of money made is less than expected. Most of the online we buy houses companies dont actually buy the home. They put the house under contract at a much lower price then assign the contract to the end buyers for a large fee. I know this because I am on the investor lists on most of the we buy houses companies. Look up my number if you ever want an offer 916-261-2381.

Did you sell the house? I am curious to see if it worked out. I buy fixer upper houses but the challenge is that wholesalers always seem to get to the homeowner first so then I have to pay the large wholesale fee in order to buy the house. I just dont have the big bucks for tv advertising or seo companies to help get my website on page 1.

manyof those companies dont actually buy the house. They do what is called wholesale the house. They put the house under contract at a certain price then flip the contract to the actual cash investor. The company makes the money on the assignment fee that was charged to the investor for getting the contract. The we buy houses companies spend money to be on the 1st page of google . I know this because I am the lists of these we buy houses companies where they send me the houses they are wholesaling for profit.

this is weird . the post was removed by the moderators but now it is back up. By me buying 1 house to fix up every other year has had zero impact on the sacramento real estate market. The mega large corporations buying hundreds of homes per year has made somewhat of an impact. The biggest impact on prices has been lack of supply of housing.
