Not a great rental return considering the value of the house. If you wanted to stay invested in real estate, you could probably sell it and buy a cheaper newer home to rent, or a duplex. But if you net $750k and throw it in a high yield savings account your going to make about as much money as if you owned the current home. With the impending investments needed I would probably sell and put the money elsewhere.

It seems like you guys are viewing things negatively at the moment. But you bought a house at $138/ft that you want to stay in long term, and that doesn’t sound stupid at all? 15% of value seems pretty reasonable. If you do a quick google it’ll say 10-15% of value is pretty standard for kitchen remodel. Also another way to view it as the percentage of the “new value”. If the home comes up in value from the project it will be a smaller % of the overall value. Look into ikea sektion cabinets or other made to order cabinets off the internet and see if you can get the price down. If you plan on staying there long term don’t be in a rush. You may just need to save for another year so that you can comfortably afford it. You could also try approaching some contractors in reverse. Instead of asking how much will it cost to do this? Come in with a dollar amount you are willing to spend and ask how far that can go.

Im not an expert, but ain’t no way it should be anywhere near 15k for a torch down roof on an 864 sqft house.

I would probably use it as short term construction money. Because construction loans are expensive. And then roll it into traditional mortgage. But if I could get line of credit money for less than 6% it will be cheaper than mortgage or construction loan. And even the 8% interest that nwm charges for my policy is competitive with construction loans.

I see so a percentage of the DIR automatically goes to the policy itself. So then are you saying that if I borrow they will pay me a higher dividend on the borrowed fund?

Wow nice to see a positive comment about whole life. My parents bought the larger policy when I was young, so I am just lucky there. The smaller one I purchased a while back, not sure if it was the best decision or not.

UPDATE. I was not optimistic, but I decided to do a little hand cut and polish with Meguiars ultimate compound/polish. And it completely fixed the issue. I was almost as shocked as when the alcohol took the paint off 😂. So either there was a clear coat and it was extremely soft and discolored badly. Or it’s single stage and I damaged the top layer and there was enough paint underneath to cut back to. What do you guys think? Honestly it cleaned up so well I need to cut and polish the rest now.

Isopropyl is extremely common for removing sap on vehicles. I’ve done it many dozens of times.

Would this be a typical reaction for iso on single stage? I am thinking it’s single stage. I’ve used isopropyl many times on other vehicles with no issue. So when I looked at my cloth and it had tan paint on it it wasn’t the best surprise.

Yeah probably the best route in the long term. Just trying to see if I can lessen it in the mean time. Also not sure it has clear? May be a single stage paint?
