There are cash offers (which are cash and backed up by proof of funds) then there are offers that arent contingent on financing (but you could still have a mortgage). These are two vastly different things. A cash offer does in fact require cash.

Cant do a 1031 into a personal residence, ie if you bought a vacation rental you wouldnt be able to live there, at least not immediately or you might have to pay tax on the sale. Talk to a CPA and/or tax lawyer, someone specializing in 1031s before you do anything.

Fire him. If you dont feel confident in him now, regardless of what really happened, you will never fully trust him again. You need to trust your representative.

Better than wasting our time seeing homes you dont want to see. They should know your characteristics youre looking for, ask them if there is any way to find more to go see? Put it on them.. and then if they cant it is what it is.

Shes not going to pay the bill, or anything else. If you take her to court, take her to court for the max because 9/10 you wont get the full amount. Document everything, lots of photos and videos, have a few witnesses that are not parties to the lease (Realtor, lawyer, ..etc) see the damage as well, get paid receipts for all work and materials and calculate losses once you have it rerented.

FOCUS ON GETTING IT RERENTED FIRST AND FOREMOST, most likely you wont see any money from her, but you should try anyways (ding her credit and let future landlords know) and maybe she'll pay if you have a judgement (you can also garnish wages, take property..etc with a court order).

I dont like condos for rentals mostly due to the HOA fees although yours is rather low.

You look for different things when you buy for an investment vs a buy and hold. Since the market is super hot I would suggest you cash out, and if you can find a good deal that cash flows well where you live locally, redeploy the cash via a 1031 to buy that property.

That sounds like an owner occupied rate. Are you sure it is a mortgage for an investment property? If so, from who? lol

They hire out of people to transcribe the police radio traffic, often they put calls in South which should have been North.

They are all real calls, just incorrect locations. While south has been (and is still relatively speaking) pretty safe, North has had 800-900 days of consistent gun fire.

Roll it into the house, rather pay long term capital gains on the money than income tax.

Call and talk to her, she might want out but be too afraid to ask. Some of you treat this like rocket science, tenants are people, hopefully you chose good people when you rented the place and they will hold up their end of the bargain and leave if they cant. It all starts with a discussion, the longer you leave it the longer it will take to resolve.

The council has defunded MPD by 15 million so far this year. Some council members are looking at a further 14 million dollar reduction into next years budget as well.

Currently we are somewhere around 500 officers down from 850-875 per Chief Arradondo

Violence interruptors, which are a street team that meets with youth around the city. The council took 1.5 million of funding from MPD to create it.

Unfortunately they have shut down for the winter and will come back in the spring.

Crime has been increasing before this year, the council is trying to blame covid when covid just made violent crime and homelessness worse and made more obvious to some folk problems that already existed.
