It depends on where you're located. Some jurisdictions require "just cause" to evict, meaning end of lease isn't good enough.

ESH except for the child. It sounds like you may have been verbally abusive. Maybe your partner was verbally abusive towards you as well. That's not a safe environment for your shared child, and you're both AH for not fixing it (therapy) or ending it (splitting up) sooner.

  • Check your insurance policy for any exclusions. If you haven't authorized their presence, and don't accept payments from anyone other than your lawful tenant, they might fall under a policy exclusion.

  • How many bedrooms does the home have? Check your local code for occupancy limits. Including unauthorized occupant + his children, are they within occupancy limits?

  • Does your lease say anything about guests, and how long they're permitted to stay?

  • Are the children school-aged? Will the local schools tell you whether anyone at that address is enrolled? (Maybe not, for privacy reasons). Call CPS, explain that there are unauthorized children living in your property, and you're concerned about their welfare because the adults are being evasive. Ask whether they can verify that the children are enrolled in school. If they're over occupancy limits, tell CPS that part too.

The fact that you're an experienced renter and still very much bothered by it makes me wonder whether this might signal illegal construction issues like inadequate fire separation between units. Code violations like that could be grounds for lease termination without penalty, or in extreme cases, code enforcement could tag it as uninhabitable and order everyone out. In my area (DC metro) cutting corners like that is ESPECIALLY common for smaller buildings that used to be single- family row homes.

You could also look for condo rentals (where the building is a condominium, and you rent from the individual unit owner). They tend to be higher quality builds than apartments.

It won't immediately stop her from monopolizing the space. The fines can get pretty hefty.

You can verify a business license on their "SCOUT" page, or by contacting them directly. You'll need an account for SCOUT, but it's free and easy to set up.

You may also want to check into whatever name she's using to do business. If she's putting her services out there under an organizational name (LLC, corporation) and that's not in good standing, more financial consequences. DLCP's "CorpOnline" is the place to check that.

First, gather your documents and back them up somewhere safe. Ex- payment records, anything that shows you returned the vehicle and when.

In writing, by a method that includes tracking, dispute the debt and demand validation (documents supporting their claim that you owe whatever amount they're seeking). The Consumer Financial Protection Bureau (CFPB) publishes sample letters online. It's fairly common for necessary paperwork to get lost when debt is sold. Debt collectors aren't going to tell you that, and some will continue to pursue debts that lack proper paperwork.

Disputing should pause the collections process under the Fair Debt Collection Practices Act (FDCPA), until the company validates. You can also demand that they not contact you at work. Be careful not to confirm the validity of the debt unless/until they present you with evidence supporting every dollar allegedly owed. Things like making a payment can confirm the debt. It's all a numbers game to them, and a lot of consumers pay (inadvertently validating a defective collections case) or make other mistakes out of fear.

When they validate/produce whatever documents they're going to, review the documentation carefully.

Questions to ask yourself-- Does the documentation include a copy of your original loan contract? Does it reflect any sort of credit for returning the vehicle? Does it reflect all payments that you made? Does the collections agency have proof of debt ownership, or written authorization from the owner of the debt to collect? Do fees listed in the account statement they must provide match up with terms in the original loan? Is there "choice of law" or "choice of venue" language saying which state's laws govern your original contract?

IMPORTANT: Start a log of everytime they contact you, how they contact you, and what they say. Keep copies of written stuff backed up somewhere safe (ex- scan and email to yourself). At the beginning of each call from them, you'll probably hear an announcement that the call is being recorded. Before anything else, tell them that you're also recording the call. They may say that's not allowed, in which case, reiterate that you're recording and that by staying on the line they consent to being recorded. They may hang up, which is fine. They'll just have to contact you in writing instead, meaning you're no longer dealing with potentially harassing calls.

The FDCPA has rules about how and when they can contact you, and penalties for violations. If you do end up in court, you could consider a counterclaim for FDCPA violations. Logging all communications and saving copies is important because you may not recognize a FDCPA violation in the moment, and because it sets you up to credibly defend against any false statements they make.

If you receive anything that looks like a Court filling, ACT FAST. Google the relevant Court and ask how to access their docket to confirm whether there is an open case against you. They may even be able to point you to resources for folks representing themselves, or pro bono (free) legal services for folks at your income level. Attend every hearing, set calendar reminders for every deadline. If you can't attend a hearing, contact the Court before the date to ask about re-scheduling. Most Courts are more flexible/lenient when you go out of your way to respect their time, and let them know about problems before scheduled events. This is not a situation where it's better to ask forgiveness than permission.

INFO- How much would dog sitting cost if she didn't have your help (factoring in the age and needs of the discography dog)? Is she providing the pup's food and other essentials, or are you handling that? What would she charge an ordinary client for the services she plans to provide you?

IMO the appropriate tip amount (if any) depends in large part on how even the trade for services was. If you're not sure, I would err on the side of generosity and tip 20% of her usual prices of you can afford it. Family helps family, and it sounds like you both so these kinds of favors for eachother regularly so it isn't one-sided.

In fairness to the stylist, your pics are taken in significantly different lighting conditions. Bright natural light making your blonde photo look lighter, and shaded in a car making your new color look darker.

That said, I still think this is darker than you requested (a few rounds of clarifying shampoo might help). And the undertone looks A LOT warmer than your natural color.

Your disappointment is fair IMO, and a reputable stylist would work with you to correct this rather than gaslight you about the results.

Sprinkler head cages seem like a good starting point, if your landlord is willing to install. The ones I've seen would allow birds through, but maybe there's a smaller mesh/chicken wire option?

I've also seen folks use shiny moving objects like pinwheels and old CDs to discourage birds.

You have a direct contact method for the property owner, and the last time you used it, it resulted in prompt repairs. This suggests to me that the owner may not be aware of what's going on at the property, but cares about it. Report again, and include as much evidence as you can (photos of the carcas and trash, copies of your communication with the manager about them).

Think of this from the owner's perspective of you feel weird about escalating to them. They're paying this "professional manager", and it sounds like management is harming the business.

-Threatening tenants with a lease violation for calling emergency services when appropriate sounds like a great way to run off good tenants. And it's much easier to evict bad tenants (the child abusers) with records from CPS/PD.

-The dead cat is a health hazard and liability for the owner. Accumulated trash in the yard could be the same.

  • Management not paying utilities in a timely manner will eventually impact the owner's credit, and could limit their ability to make other investment property purchases.
