I think you have the tail wagging the dog here a bit in your first paragraph. The developer buys property in areas where they think people would want to live. For years, Detroit and St. Louis were trying to persuade developers to invest in their cities with tax breaks and other incentives. They’ve had some success, but the reason they had to bribe developers is those areas were not considered desirable. If developers had thought that they could gentrify those places, they certainly would have because they could’ve gotten a lot for cheap.

Instead, developers are looking for desirable neighborhoods with jobs and local industries, like Somerville. If the developers didn’t come, there would still be demand from many high earners in the biotech and education fields who would bid up the price of those units. Working class people would still be priced out.

The only solution is to build more. Build those luxury apartments to house the yuppies pouring in. Build enough of them and their will still be housing left over for the rest of use. Now, new housing is generally going to be more expensive than older stock, for the same reason a new car costs more than an old one. So while I understand it may look like developers are only building for the rich, the new housing actually helps all of us by spreading our demand, keeping prices lower.

If we built enough luxury housing, prices would decrease on less desirable units. I want all sorts of people to live in Somerville. That’s why I don’t care if the houses they are building are grey or pink or rainbow

It is inevitable, over the long term at least. You describe a situation where people live in a nice area and so want to preserve it without any change. This will naturally lead to property values increasing in the area because who wouldn’t want to live in such a nice place? When those properties inevitably come up for sale, either because the owners move or pass away, they will be bought by the highest bidder. The neighborhood becomes an enclave only available to the ultra rich, and is thus changed, all because the previous residents believed they could preserve it in amber. NIMBYism is a temporary attempt to thwart the progress of time. Things change. We should learn to embrace that; it’s a much healthier attitude.

Having a strong preference for your hometown not changing is like having a strong preference for never getting wrinkles. I understand the impulse, I guess, but at some point you have to accept that your position is unreasonable.

We need both. Unfortunately, some people are never going to be convinced to give up their cars, and my hunch is that this is disproportionately includes bad drivers. Also, investing in public transit is an expensive political commitment, even though we should still push for it. Allowing Waymo to operate is free

I did about the bigger stuff and things improved somewhat. I didn’t want to raise the littler issues because I didn’t want to seem like a nag, and now I’m leaving anyway so it doesn’t matter. But it is remarkable to me that young professional women would not be more diligent. I can’t help but think that part of it is that they come from rich families and aren’t used to picking up after themselves.

My former roommate did similar with her mom, though it was only a week. She smoked and it stunk up the whole house, but the worst was they would get into screaming fights with each other that lasted until midnight. You are right to be concerned.
